Buying Real Estate in Ecuador

Use a licensed realtor -- known as a corredor de bienes raices (CBR) this is an individual who has taken courses in the legalities, ethics and special issues of buying and selling real property in the country of Ecuador.
You will be told by numerous unscrupulous real estate "professionals" that a license is unnecessary, that they have "years of experience" that they have "inside" and "special" information and "anyone can get a license" -- Caveat Emptor/Buyer Beware. Don't be taken by a pretty website with faked properties!
Spend more time researching your real estate agent then looking for that great property you think will get away and you'll be fine. T
Look for:
* Bilingual English/Spanish
* active member fo the local Board of Realtors
* lived in the country for at least 5 years and has a good relationship with the local Ecuadorians -- that is where they will get their listings
* relationship with the local Notario office (equivalent of the clerk of courts) so your Deed can be reviewed and corrected
* experienced with closings -- they should be able to handle closings as well
* should have a ready list of reference
* should have a brick and mortar office that is OPEN for regular hours
