Tips on Choosing a Costa Rica Real Estate Agent

The first thing you have to understand about the Costa Rica real estate scene is that, essentially, it's an unregulated environment. There are far more part-time agents/brokers than full-time and very few have any kind of formal training. So tread carefully, and look out for these warning signs: - agent is not fluent in Spanish and your home language - agent is neither a CR citizen nor a legal resident in the country - their listings are very out of date and they have sold few if any properties in the last few months - they are not punctual for appointments - they show you spectacular properties that were never really for sale in the first place - they don't have any or show any properties of the type you are really interested in - their references don't pan out Keep one important thing in mind. The *seller* pays the agent's commission, so they have the seller's interests at heart, not yours.
