We have the documents and there is no loan, lien or anything else on the property.
Playa El Espino is very remote and the most beautiful beach in El Salvador. It''s a very family friendly beach, no dangerous currents and swimming is perfect. In the front you have the Pacific, in the back is a beautiful Estero. This is a one of a kind location. Since there is no road going to the property (but you can drive on the beach), there is no traffic, maybe there are two cars a week, at the most. It''s a very peaceful location and there are no safety issues at all. The village itself had some issues in the past, but not in our area.
We are about 2km away from the village, the beach house has 240V and 110V electricity, private water well and wastewater system. If you want to live on the beach, this is a dream location that is extremely hard to find.
The beach house has about 1,550 sq.ft., 2 bedrooms, separate kitchen, large living area, large dining area and two bathrooms. It''s built rock-solid, and of course it has a large covered porch. The roof extends on two sides, to ensure there are no problems during heavy rainfalls. To avoid the typical problems coming with the wind and sand erosion and of course the heat, we planted some plants to avoid this, works really well, no maintenance needed. In the back there is a Mango tree, a small Citrus, Cashews and Coconut. You also have permission to use the adjacent property, which we cleaned up very nice.

We offer financing only with 50% down payment and secured monthly payments.
If you do some research you''ll see that the price is more than fair.
Still not convinced -- we''d like to invite you to spend a day with us. We show you around, you can check every corner of the building -- we can promise you -- you''ll fall in love. In front of the beach house we installed 4,000 sandbags to address the erosion problem, which you find on all El Salvadoran beaches. We also installed a natural erosion control system, made with plants. This works really well and it should be low maintenance.
What else can we tell you? There are 3 other families living on this 2km stretch. Very nice and quiet people, nobody cranks up the boom box at 3AM in the morning. Same thing with the 3 vacation homes in the area. It''s a small community and they leave you alone. But if you need help, you can rely on them. Costs of living are extremely low, even if you only use it as a beach house. A larger fish from the locals costs a $1, one lbs of small shrimp is $1, monster shrimp are $ 6- $8 per lbs. You will find some smaller restaurants, comedores and tiendas in the village, but we usually go to Usulután to do our grocery shopping.
Lets address a few of the most frequently asked questions:
,p> Access - There is No road going to the property, and there will never be a road. The property can be accessed via the beach - by foot, bicycle, motorcycle, 4wheeler, car, truck, helicopter, airplane, boat and submarine. The village Playa El Espino has several public ramps, the fishermen use them and the fish wholesale people to bring the boats and fish up and down. These ramps and all the beaches in El Salvador are public, you are free to use them. Excluding during the high tides, twice a day, or during big storms there is no problem to drive on the beach with a regular car. 4wheel drive is always nice to have, just in case you might get stuck. We searched for over 6 months all over El Salvador for the right property, and we learned real quick, that it is not very uncommon, especially in small beach towns, that properties are accessed via the beach. Some have so called roads, which are not very different from the beach or a jeep trail. If you have good road access you have to deal with all the negatives too. Lots of people, tourists that party all day and all night long, serious trash problem and crime. Just look at these towns, everybody sits behind high cement block walls with razor wire on top - that''s not living, that''s more like a jail. Here at our stretch of the beach you don''t find this stuff, we don''t need it. We have a little bit of a trash problem, mostly the stuff that''s washed up by the tides, but otherwise it''s Paradise. It is peaceful and we have no crime problem. How cool is it that you can access with your own airplane - if you have one :) At the backside - in walking distance - is the Estero / or Lagoon. Usually Esteros are fed by a river, in a 3rd world country this means pesticides, sewer, household trash, bacteria, parasites - not very nice. Our Estero is not fed by a large river, the water is exchanged twice during the tides and therefore it is crystal clear with lots of fish. No waves! Our visitors and dogs absolutely love it. It is so nice that the guests from the nearby beach towns are transported with the boat for day trips to this Estero. Again - no crime.This brings us to the next question: we heard there is a terrible gang problem Well - this is Central America. It can be very violent and there are gangs. There is no such thing like an absolute safe area or city. The high concrete walls and the private securities are a joke, and the situation can change overnight. Our part of the beach is very remote, it''s approx 2km east of the village. If somebody wants to break into your house, well - he most likely will look for a house in the village, because of easier access. The gangs, sure they are around, like all over El Salvador - but here has a problem, nobody has to pay, nobody is mugged, there are no bullet holes in the houses. You know why? People here are friendly, we have no drug dealers, we don''t steal from each other. Once in awhile a police patrol stops by and asks if everything is ok, which we think is great. Since it''s a very remote area with no road, the chance that you get run over by a car is pretty much zero. There is no industry here and excluding fishing no agriculture. Therefore the water quality is good for El Salvadoran standards. All this combined makes it a safe place to live and it will be the same in the future.
Another question: do you have financing options? I''m not a friend of it because it complicates everything. But feel free to let us know what''s in your mind, maybe we can work something out.
Next question: Since the house is priced so cheap - is this a scam? No it is not - I am the owner and very unusual - I have the papers. We sell it because we go back to the US and if we are not here anymore somebody will manage the sale for us, but I''m sure you understand that this means also that the price will increase.
Next question - don''t laugh: Is there maid service on the property available? Not yet - but if you pay for it, I''m sure it can be arranged. You can hire a caretaker to do the gardening or watch the property when you are not here. We have two neighbors that would qualify and do this kind of job, and they are very affordable. How much - depends how good you can negotiate.
Since we are talking about costs - El Salvador has no annual property tax. There is a property transfer tax if the sales price exceeds US $28,000. You have to pay 3% of the amount that exceed the 28,000. Closing costs for the lawyer / notary should be less than $200. Energy: 1kw is around 15 cents A bottle beer is $1 and the price for fish depends on the season and if you live here or not. Gasoline is a little more than in the US. Sales tax on goods and services is 13%
