This 705 acre parcel was purchased by an investment group in 2006 for $2.66 million but is now owned by the financier and available for $1.25 million (negotiable). It is located 20 minutes from Quepos/Manuel Antonio and has nice ocean views as well as a river on the property and pretty large waterfall. The land is very usable and has an access road in place that was recently upgrades, it was originally a cattle ranch. The canton gave permits for development and the owner has lots of work toward making it ready to develop. There is ample water on the property and solar or on grid is available, power is to the lot line. This property came out of foreclosure a little over a year ago, the lender is an associate of mine and asked me to help him sell it. Here are the details as it stands today. The property appraided last year by a conservative engineering firm for 2.7 million as raw farmland. This is an excellent investment parcel to either just sit on or develop into smaller parcels. The highest and best use would be to subdivide into 200 or so 1.25 acre parcels and sell them very cheap, perhaps in the $25,000 to $30,000 range depending on view and location. This would also make an excellent hotel site or high end development site. With the coastal highway very close and Quepos/Manuel Antonio close by, this is a prime location.
