Recently my wife and myself bought a condo in Sosua. It was being managed by the Sosua Rental Service, and not only was it a complete mess when we arrived to vacation with my family, we had absolutely the worst management that could be offered as a client. Now that we have left,Sosua now (Dirc) Webber, the realtor, in charge, wants more money for management he hasn't even done and threatens to cut cable off etc till we pay him.Stay clear of this guy and definately do Not !! use him for management or otherwise. Find someone else, there are way better companies and realtors than this.

Dear Shadow Hawk 99: I live in Jarabacoa. I first moved to DR in Nov. 2012 in Santo Domingo. It was a nightmare. Dominicans think that what's acceptable accomodations for them will be ok for you. Most of there furnished places are less than thrift store quality and very noisy and not safe. There landlord tenant law states that they must give you your rental agreement in both english and spanish, but they never want to do this. they tell you that you must pay for the translation. After 5 months of living in hell, (santo domingo) I moved to the interior valley of Jarabacoa where it is much quiet. You experience is very common among gringos. I too am a gringo from USA. Stay in touch, there's much to share.

Hello there! You know if we were dealing with persons or persons of the DR this would be fine, however we were dealing with the said Dirc Weber is his name and he is a white person from Germany. this guy is totally out to luch for we dealt with him while we were in the DR for four months and everything was fine till we left and arrived back home when he started to harrass us for money we didn't owe him. He still continues to e-mail me even as of today to try to put the pressure on us to pay him. I know that times are tough but he thinks that trying to screw some out of towners is in his best interest. He needs to find a new job or maybe go back to Germany to practice whatever he thinks is best for himself Expats beware and steer clear of the Sosua Rental Service. If anyone needs more info on this guy message me or reply. Stay in touch as well my ex pat friend.!!

Hello All; after 90 days of pure HELL in Jarabacoa, because that rental agent did not want to spend the money to empty an over full septic tank that not only smelled bad but was backing up in my first level bathroom, my wife and I moved to another house but lost a two month deposit. Even in Jarabacoa where Dominicans claim is their #2 tourist destination, this is really THIRD WORLD LIVING on it's best day. It's ok to visit for one day and leave as soon as possible out of the country. The main problem in DR is lack of education and just down right too many RUDE Dominicans. Because of this, they have no clue/concept of what good customer service or being a good neighbor is all about. Only when Dominicans learn to give gringos the same price and service for real estate rentals, will they ever be able to sell/rent all of their poorly constructed properties.

I have had experience with a couple of Dominican landlords, and it's never pleasant.
Generally, the "Dominican Way" is that you rent the property, any promises made, whether in writing or not, don't matter, the property is what it is.
You're responsible for anything and everything that might happen to the property while you're living there, whether you caused it or it was an Act of God, and you might as well consider any deposit money you put into the deal "dead money."
Dominicans do not view rental property the way we do. They don't look at it as having a portion of the rental to be set aside for maintenance or repairs. They intend that all the rental (and all the deposit money) is their profit.
So things that we would normally, as a matter of course, expect a landlord to take of, will simply be ignored.
And if there is any possibility of getting any more money out of you down the road, whether legit or not, they are going to try and do that.
It's the "Dominican Way" and it's the way landlords treat Dominican renters, also. So don't take it personally.

A major US franchise firm based in Sosua actually wrote us a hot closing check for a quarter mil USD! They also had their inhouse attorney provide inaccurate contract translation which was to their benefit. Caveat Emptor
