Cost depends on the place and Your needs determine the place. Sort of. A little more info from you would go a long way.

How many people? Will you be needing extra rooms for visiting family/friends. AC? Pool? Animals? Special needs? "guest friendly?". You have a car/motor for shopping or walking? Elec. included? Maint. for grounds, interior and pool included? Cable TV and WiFi?

Sounds complicated but long term rentals usually are treated a little differently then the 1 week/1 month tourist.

We have had a few that rent every year but they will not be returning due to the Canadian $ has gone bad for them. BTW. We don't let anyone comment to the next year until they are just about to leave the current visit then a deposit is made for the next time.

Two people, two bed room. Don't need pool, A/C would be nice. Hope to get along without a car due to residency req. Would like to bring our cat. Would want WiFi. All of the stuff could be paid separately.
We have more than $2500 for monthly expenses.

Your income would be fine most likely. Now costs depend on WHERE in the country.

North coast has areas that are reasonable and areas that are higher price.

East coast - Punta Cana is higher priced in general.

Samana / Las Terrenas the last time I checked was reasonably priced.

So, again, where do you want to settle? Each area is very very different.

Some do and some don't but you will have to pay for their assistance, usually for a 6 month agreement 1/2 a months rent.

Again, what area of the country are you looking at?

That is two different sides of the island!

From Boca Chica to where??? East is punta cana and west is Santo Domingo.

Cabrera to where? East you go all the way to Samana and west you can go all the way to Luperon.

We are asking you to narrow it down a bit. Its too broad.

Boca Chica - I know nothing about rentals there as I would not recommend it to anyone.

Cabrera - nice quiet area, rentals will be inexpensive but I don't know how many options you may have.

You are looking at high season and rents will be higher BUT with a longer term rental you should be able to work a deal. Agents take a BIG cut. There are online rental boards that you can get a good idea of what to expect.

Time is very short for making a good deal.

Renting a car is easy. Passport, drivers Lic. and cash. However... you need to be very careful when renting. Some are very good at finding a new scratch, a mat is missing and you didn't return with the same amount of gas that you left with. Check with you insurance company for coverage. Some Credit Card companies also provide insurance when using their card but some here don't take cards.

Motoconcho's, motor cycle taxis, are all over and cheap.

Finding a good reliable taxis is not difficult with the recommendation from others. Cheap and easy for shopping days or going out at night.

It is not recommended that you walk around at night in some areas or not lit areas.

Hello Bill;

I've been retired here in D R for the past 4 years from Florida. I first started with a 6 month rental in Santo Domingo near the UASD (university), followed by moving to the central mountain town of Jarabacoa, where I signed 6 month rentals at 2 different locations. When those rentals ended, my Dominican wife and I returned to Santo Domingo to live in her condo ($140 usd a month). That was dec. 2013. Last month I purchased the second floor 2bdr apt above ours @ $200 usd a month (6 years). We visit Punta Cana often and I've noticed a big real estate office on the road a block from the beach in Bavaro (punta cana). We stayed at the Grand Palladium Resort. Directions to the real estate office are; when exiting the resorts main entrance turn left and stay on that road. You will notice building on your right that's about 8 floors high. It's a hotel with stores on the first floor facing a parking lot and the road you travel. Enter the hotel parking lot and you will be facing the hotels front door. As you look at that door, the real estate office will be the store that's left of the door. I asked the staff about apt rentals and was told there are many in the $500 a month range. Good luck.

Bill; slow down bro....... you'd better be fussy; if not, it could become your worst nightmare................. There a wonderful places to live here in DR but it's going to take one or two six month rentals to give you time to get around, learn the culture, adapt to the culture.

Bill; Sereno is correct about taxi's. Been using them for the past 4 years to supermarkets, malls and movies. If a motorconcho (bike) runs into the car a the riders are injured, you're not liable; on the other hand if that happens when you drive, it could be a nightmare for you................. I only rent my cars from Hertz and Avis with a debit card, but I take no chances and purchase the top insurance offered.

Hi, yes rentals in cabrera are very cheatm best to go for a 6 month lease, and another good thing about Cabrera besides a very low crime rate is that you are centraly located on the North Shore and you can day trips tp other cities looking if you're not happy in Cabrera, A good person to call about rentals in Cabrera is a guy named Sebastian ,his number is 809 457 7801 ,he is a good Christian and honest and if you have children of school age you can call Kelly at 829 827 9168, you can tell either of them that Lance recommended you to him, Take care and God Bless,

This is NOT Ohio.

Anyone and everyone is an agent. No tests. No lic. and No multiple listings. No nothing. Contracts enforce only one way and it's not for the renter or buyer unless you have a very good atty.

It's every man for him/her self.

20 years here and I've seen it all? No I have not.

Your new "best friend" will screw you. I've called out a few in my 20 years here.

I don't say that anyone is bad but some have a constant "promotion" going on.

No such thing as fiduciary responsibility here. Realtors will play both sides of the fence without issue.

Do not expect anyone to look out for your interests except you.

One thing that we all learn - leave all your pre conceived notions at home. This is more of the wild wild west.....LOL

@ billmiller; Yes, Sereno is absolutely correct (this is not Ohio), you're on your own bro.,,,,,,,,,,,,,,,,,, I just closed with the bank on the purchase of my condo which is above our current condo. What a nightmare!!!!!,,,,,,,,,,,,,,,,,,This was a private sale between my second floor neighbor and me; or so I thought.,,,,,,,,,,,,,The neighbor required that I give a deposit towards the asking price to the condo secretary which I did. This secretary did nothing else as I had to do the title research and research any liens on the condo.,,,,,,,,, Of course I had to apply for a bank loan and was approved (secretary not involved) and I had to get a building inspector to photograph and inspect the condo (secretary not involved again). After I closed, the secretary demanded that I pay her 10% of the sale price. There was never a contract between me and the secretary. I told her to get lost; however my wife insist I pay her to keep the peace in this community. I told the secretary that I'd pay her 5% within 120 days. I think that's what Sereno means when he says, one way.

Hi All.. I must tell you how delightful it is to hear the same message that I send out to those coming into Panama. We have lived their now for Almost 6 years back and forth and are now ready to sell out and move to the Caribbean. Interestingly many of the comments I have read are exactly the same as in Panama. I read on a forum that you do not want to live in a gated community.. Well I beg to differ. For sure I am not looking for a million dollar gated community but I am looking for an area where we can leave for 6 months and not need to pay a person to stay on our property. We have been fortunate in that many of the expats have been robbed one of our rentals was robbed but they did not have a chance to finish and got very little it was not in a gated community. We have never lived in a gated community and I must say the idea of lock and go is very appealing. Is this a reality? We r looking at Punta Cana. What should we expect to pay for a 3 bedroom 2 bath home or condo
How far is Samana from Punta Cana? Thanks in advance for your help and will be there soon.. Kim and Jim

Samana and Punta Cana are hours drive apart. Puerto Plata has a good infrastructure with everything an expat could need at reasonable prices. I live in the gated community of Costambar which is five minutes from the center of town. A two bedroom condo can be had starting around $50,000 US . Rentals are a very good deal starting at around $400 monthly. There is lots of information at www.costambar.org . Feel free to ask me any questions you may have. Cheers, Mike.
