basic salary in mendoza?

Hi there,
my name's Christine.
With my husband we are moving to Mendoza in january
( we are french but are living in London).
He will be pastry chef and he's salary will be 10000 pesos.
Can somebody help me about this salary?
Is it enought for 2 peoples?
Is it a correct salary for mendoza?
I see so many diferent things on the web that i'm completely lost.

Christine,

Having lived in Mendoza for the last five years here is my opinion.

AR 10,000 pesos equals about US$1,710 per month.

It may not sound like much but a 10,000 peso salary in Mendoza is pretty good.

Will your husband be working in the City of Mendoza or at some Bodega or restaurant outside of Mendoza?

Having a car is necessary if you are 15 - 45 minutes outside of Mendoza City.

If in the city you will not need a car because most things are local and when needed you can catch a taxi for a few dollars.

Where you want to live will be a key factor regarding money. For example the modern Condo building Da Vinci on San Lorenzo will cost about AR 3,500 to AR 5,000 pesos a month and that does NOT include parking, taxes and utilities. The same goes for the Condo Building the Belgrano on Belgrano, it too is AR 5,000+ pesos a month plus HOA of AR 2,000 pesos monthly plus taxes plus parking etc. Most Argentine landlords require a two year lease and want the Lease to be paid in US dollars. Try and negotiate rent payments payable in pesos, especially if you can get dollars and convert them to pesos.

he will work in avenida Juan B Justo. expensive area to rent a flat?
we were thinking about 3000 pesos a month for 1 bedroom flat.
do you think it's possible in this area?
witch area are nicer to live?
i am sure i will come back to you with many more questions has we arriving the 4th of january i've got plenty of time to think, lol.

I suggest you start by reading what TomP and I wrote in 2011, it is still valid although prices have changed because of the inflation.

If at all possible come and stay in Mendoza as long as possible before you move here.

It is, of course, impossible to say how much money you need in Mendoza. It all depends on your life style.

A friend of mine who owns his own house, a recent car, with a household of 2 parents + 2 children in their twenties live comfortably on about 10.000 pesos/month, while I, who am alone, spend about the same.

Remember that real inflation in Argentina is anywhere from 24 to 30 percent.
Next year those 10.000 pesos will only have a purchasing power equal to app 7.800 pesos today.
The contract shall reflect this or you will become poor next year.

Juan B. Justo is on the edge of Quinta Sección, which is the rich part of town. North of Juan B. Justo you find 6ta Sección which is OK and more economico.

There are two kinds of rental

1. Short rental, usually furnished, periods of 6 months, much more expensive than

2. Normal rental, normally NOT furnished, initial period set by law to 2 years. To rent one of these apartment, you need a guarante (or two) who owns real estate in Mendoza and who guarantees that you pay rent and expenses and don't destroy the property. There is a kind of insurance for this purpose, but not all landlords accept it.

Some landlords will demand the rent paid in US$. Do not under any circumstances accept this, when you are paid in Argentine pesos, it spells disaster when you have to pay 10 to 11 pesos for 1 US$.

The real exchange rate for US$ (there is, of course, no official exchange rate for the black market, which is the only place you can buy US$ - bring as many as you are allowed to, US$ 9.999 per person but be careful you don't get robbed):

Salut Christine,

Je suis americain et j'habit a Mendoza avec ma femme le moitie du temp, et aux etats-unis mi-temp.

Il y a deux prix ici officiel et blue.

1USD=6 ARS officiel (au Presque)
1USD=10 ARS blue (plus ou moins)

Ca change les chose. Nous avons un flat aux centre 3 chambres et chamber de bonne et 3 bains. $4,000 pour mois. Mais ici ca inclu rien! il n y a pas de lumiere, chauffage, frigo, rien!

Nous avons essayer la DaVinci et les prix etait 10,000 ARS pour mois.

Plus, il y a des prix des fonds ou prix chaque mois pour gardien etc. pour nous mensual on paie 800 a 900 ARS.

La vie ici n'est pas chere mais immobiliere si!

J'ai loue notre flat en avril 2013. Donc 3000 pour un chamber et fort possible et on peut louer meublé! c'est un peut plus cher mais il y a de conveniences aussi.

Hi all, I am a real estate agent in Mendoza.
This salary is good but not to live very good. Around city and downtown apartment unfurnished one bedroom is $2200 to $ 3000 normal apartment without taxes and expensas. If you want Alto Belgrano the situation is complete different, because you have in the building pool, gym, barbecue are and security . $10.000 for argentinian people is limit to live, you rent an apartment for $2500 per month, expensas per month $ 300 or more, water, $100 per month of impuesto municipal. To the supermarket $1500 minimum depending how mucho you spend. But I think for start $10.000 is good only for start. If you go for example to drink beer to a bar you pay $ 40 for that.
I know a lot of expat are traveling to Chile and take dollars and then sell here for dolar blue. Other transfert money to Argentinos with US , Uruguay bank account and pay here in Pesos. For more information, let me know.

I think the same of SaintJohn, all our client, before move to Mendoza, rent furnishd apartment and test how much you need to live, how mendocinian move and our culture, weather, etc. Then rent unfurnished apartment and then buy an apartment or properties. Our last client before to buy a property, he visited Mendoza for 3 year in different time.
Also I don´t know, how old are you? Young people maybe dont have problem to move.

Two suggestions, first here is the President of the Mendoza Ex-Pat Club's email address. Contact David and tell him what it is you want to accomplish. Also, ask David if he knows of any ex-pats who will sublet for six months or so.

Hey Christine:
I am from Mendoza and I have lived in NYC for the last 13 years. I have recently quit my job because i need a break from the city and I'll be in Mendoza for 5 months (till beginnings of May) among other reasons, because I own an apartment who i rent to a tenant who has given me many problems and now im waiting for him to vacate. My apartment is right next to 5th and 6th section, in a calm area, it comprises 2 floors, with a kitchen-dinning room, a living room, 2 bedrooms, a full bathroom and a small bathroom in the first floor and indoor garage which i used to rent aside but which price could be negotiable. Since I do not live here on permanent basis, my mother is the person who takes care of it and the real state agency is in charge of collecting the monthly payments. I'll be asking for $ 3000 (three thousand Argentinean pesos) for this apartment. Since you do not have 2 'garantes', (that means, 2 people who would be responsible for payments if you default) I would request a deposit equal to a month and a half rent and I would look into the insurance issue. The lease would have to be done for two consecutive years. If you are interested in seeing the place, I would be glad to show you and also send you pictures in advance of your trip. I would also put you into contact with my agent. and though the contract would be done in pesos, I have no issue with you paying in dollars close to the value of dollar blue (I saw people's explanations about dollar blue in the tread :) ) since I do not live here and I would have to exchange into dollars eventually anyway.
Even if not interested in the rental, I'd be happy to have you and your husband in my new language exchange group (I do not write in French, but je me débrouille en parlant. I'm looking for people to go to the mountains take short trips and hang out with. It is probably too late with this reply but as an expat living here in Mendoza for the last 5 years and half the year since 1998 I do not believe that is sufficient to live on. My wife and 2 kids are living on a little more than that but in addition we pay U$D of around 600 for health insurance. We do not pay rent as we own our house. I will also add we don't live high lifestyle. If you want to eat noodles and stare at the wall of your small apartment without running the AC then you might be able to live on that. Good luck finding an apartment for 3000 pesos in the areas where people are referring.

It ain't that bad.

I live in a 124 sq.m under roof two story apartment with additional 15 sq.m patio and a private roof terrace in la Quinta sección. The rent is AR$ 3,000/month until the end of this month, from 1 March 2014 it will be AR$ 3,500. Municipalidad, agua, electricidad, gas and 5 Mb/s internet is an additional AR$ 781/month (this will undoubtedly be raised now that the peso has taken a serious drop).

You can find a similar departemento in 6ta sur at the same price.
