Selling Apt as Foreigner

I am a US resident planning to sell my apartment in Buenos Aires. I understand I have to give power of attorney to an argentine to submit my paperwork to AFIP and pay my taxes in order to get permission to sell and get the required certificate. Has anyone been through this process, successfully, and can recommend someone to represent me.

You make it sound unnecessarily complicated. If you are working with an Escribano why would you need a 3rd Party POA. I understand this if the sale of your apartment comes under the "Rural land Law" but I don't believe it does because the apartment is in BA.

I can recommend an Argentine Realtor that works with Americans and I have know for eight years. And I can also recommend an Escribano that I have uses for eight years and processed many sales for me.

Yes, I have a DNI but gave up on trying to get residency. The apartment is 175 m2 located on Ave de Mayo in Centro and is currently listed at $295K

Hi,

Please be aware that you will be paying roughly 30% in taxes for being a foreigner, unless you have a permanent residency In Argentina.
Also, it goes without saying.....chose a reputable lawyer carefully. Someone that good friends or family recommend.
I have someone from my distant family who is extremely ethical and who is a very reputable real estate agent. He could navigate you thru this mess, surely for a fee though.

I am not sure about paying "30%" in taxes when you sell real estate even if you are a Foreigner.

I know a very reputable Argentine Realtor who speaks English and I know a very reputable Escribano who you will need to handle the transaction. If you want their contact info let me know.

Hi, you don`t pay 30% for expat. It not true.
For our experience first thing you see is if you buy with expat passport. The normal problem is you bought with X number of passport but when you want to sell you change the passport number, notary will say you aren`t this person. My recomendation if you change passport when you have the property, you need to have old passport. I normal problem here with expat. You will have a problem with AFIP, because they follow you with ITI. Good luck
