Hi all I am looking for Construction Business Partner. Basically I am looking for someone who can primarily contribute financially and secondly time This would suit someone who is looking for a way to subsidise their living in Belize. This would also be a great way in for someone who has little or no Belize experience, I have had approx 15+ years and have already built a number of homes in Belize The business is to initially build retirement homes in and around the mainland, Northern District of Corozal. Marketing the continued and growing interest from Baby-boomers from the US and Canada.
My original partner has pulled out due to personal reasons.
The first projects lot has already been purchased and cleared, the Septic Tank built, plans have been drawn up and approved through the CBA/PUC process.
The land/lot is situated on what is considered to be a very desired and successful community which has great potential and evidence of sales. What it is not, is a get rich quick scheme, I plan to undercut the competition and create a quality niche product This is also not a one off build, it will be an ongoing venture, with an agreement drawn up that a % of the return must be reinvested. I also have, what I consider to be a great idea for the future business plan. Initial investment will be $50K US, this is to buy 50% share of what has already been invested and its present value and for the continued progress of the business plan.

We are relocating to Belize in October. He is looking for work and we currently are business owners in NY. He is a mason by trade, trained in the UK and is a UK citizen and US resident, but has built additions to homes and worked for a high end trim business in Arizona.

Hi Shannon. Im a Brit to and a Belize resident. but no longer live there. Just a thought, theres no masonary in Belize as such, property is either wood or reinforced concrete or a mixture. Nearly everything in Belize is built by locals, their pay is a pittance. Property building is slow overall, a few places on the move, but theres a glut of places to buy.

Shannon Bobbyvee is close but he obviously does not know the whole facts, usual case of someone pitching in on something they know little about.
I am also a trained bricky, from the UK. Masonry built homes in Belize are usually built on reinforced strip or pad foundations with panels of hollow block walls between concrete columns that support ring beams and floor/roofs above. locals 'Stick Block' and its not a pittance as Booby states its what the climate dictates, usually about $60BZE a day or 'dola' a block inclusive. where Booby is right is that there are a lot of glut on the market but this glut is usually overpriced, badly designed and in the wrong area, . I have none of the above issues, its all about building the right product and offloading at the right price and its all about location,,,,,,, location,,,,,,,,,,

^^^ Another interesting option is Plycem, in essence 'compressed cement boards' and good for certain areas. I have used it on the upper floor, in typical Belizian cement/block downstairs/ wooden upstairs homes.
Funny, about labor in Belize, true cheap enough at $50-$75bz a day, with one caveat: constant supervision and know how of construction. I guess that applies and would be helpful anywhere.

I'm a recovering US Architect & have been considering moving to Belize when I retire shortly.
Where in the country, outside of Belize City and Belmopan, is there a fair amount of construction happening, as I'd like to keep my hand in the design business once I make the move.
I'm assuming that most of the building is expat residential housing but please enlighten me if that is not the case.

Only plans that have been drawn by accredited Belizean architects can be used to get planning permission. If you use an outside architect, then an accredited one will have to redraw , at extra cost, a good friend , who has his own blog explained this process before he built his home on AC.

There is places in rural communities where plans do not have to be submitted to the Central Building Authority. However it would be wise to become a member of whatever associate group or club of architects good person to check with would be Mr Titus down in Consejo.

I agree with the earlier reply to your post. 'You' personally cannot submit drawings/plans for 'Permit to Build'/'Process For Construction Approval' to the CBA/PUC unless you are a member of Belize's APAB or APEB.
But however, you can consult and some welcome the input from professionals from their own country, with modern concepts and ideas, especially if your talking large builds. You could help them formulate a 'Brief', you could also supply them with 'CAD' drawings so all they have to do is submit them to an registered Belizean Architect or Engineer to put their stamp on it, easy $$$ for a Belizean Associate member
