Cost of real estate in Brazil

A Brazilian friend of mine living in France tells me that that the cost of real estate is maintaining it's high values from it's former peaks even though the Real is going down fast, the unemployment rate is at 10% and the inflation rate and taxes are going up. Can this be true or perhaps he is speaking of the Real values and not the dollar values?

Yes . I live in São Paulo and the cost of homes is well below prior , and in some cases to less than 1/3 of the value if it is the view. For your case with the Euro is a good time to invest and sightseeing , as the currency is well valued here.

Hello!

Yes, it is true that RE prices generally uphold. But we must be aware that the asking price of a property will always be much higher than its real sale price.

In Brazil, almost every property is 'for sale' given the right conditions. Many people 'play sellers'. I have had sellers that tell me they will only sell if I can find a buyer that will pay an amount their property is actually NOT worth paying.

You will soon see who is a real seller. If they really want to sell, they will negotiate. After all, things are worth as much as the market is prepared to pay for them. A real seller will stop playing and go for a normal deal.

The cost of RE varies significantly from one region of Brazil to the next as well as from one neighbourhood to the next in towns and cities and from larger urban centres to smaller ones. The proximity of the sea or any other typical feature in a region as well as proximity to main roads, etc. will push prices up depending on the intended use of the property.

I live and operate in Florianopolis / SC. Here the situation is a bit different because it is an island and the extension of available land is limited without the possibility for expansion. This is why the RE appreciation rate here is 15% per year minimum and proven. You cannot go wrong when you buy in Florianopolis or any other island.

At the moment, on the north of the island of Florianopolis, you can buy a furnished 2-bed. apartment in a closed-off community with full infrastructure including party lounge, gourmet space, swimming pool, multipurpose court, garage, etc. near the sea for just under 100,000 Euro. Or a 3-bed., semi-furnished house on a 832 sq. mt. plot with a beautiful established garden in one of the island's greenest neighbourhoods with trail to the beach for just under 120,000 Euro.
