Buying a house in Dzhulunitsa

Dear Expads,
I just joined this page and read with interest your posts and experiences regarding living in Bulgaria.. May I pick your brain with my first question?:
I found a house which I like, I know the owner wants 12.000 Lev for it - but the agency is putting a hefty commission on top and want altogether 7000.00 British pounds! As I know that I have to invest about 3000.00 British pound for renovation, I thought that I will start with an opening offer of 5200.00 pounds.., What's your take on that, i.e. how should I go about it? I thank you in advance for your replies and input, which are much appreciated.

Hi Nadia
we paid 500 euros to our agent on top of the house price of 2300 euros. We paid about 70 leva to the notary and about 60 leva for taxes. You are gong to be royally ripped of if they are asking anymore that this. Name and shame the agents I say!

Dont buy , still thousands of properties on the market !! You can always buy directely from the owner !!!

Hi Nadia ,
I am sure that in this village there are a lot of properties to buy . Iff you realy like this place ask to a local what is on the market . They will be happy to help you ! You will be surprised how much properties !! In every village 40 % off the houses are empty . Soon I am living 10 years in BG , trust me you dont need a Real Estate !

Hi Nadia,
follow the suggestions from other people.
If I can give an advise, be extremely careful from restoration estimations. I am coming out from a very painful process of restoration and I decided to continue myself.
Let me say few things
Houses are generally big and sometimes old, and usually built with cheap materials.
Workers are an extreme pain. The good ones left BG and work abroad. Most you can find on the market are improvised people, with just little bit of experience because restoring an house is quite common among friends.
This terrible mix might result in the lucky case in a work done just to be done. In other scenarios they just take as much money as they can and then give up. In the middle there is all the rest.
If you are lucky, they do an estimation, complete the work and ask double then the initial price. If you do not pay, they just leave you in the middle, with wall undone or roof open.
So if your estimation is 3000, please consider at least 4500.
I checked 4-5 estimations. All similar prices. The one doing little bit less, invented lot of stories and at the end did same price as the others. So I did not loose, but I was disappointed. Anyway I was quite lucky considering the stories I heard. So in short, I will do all the rest by myself. It will take 1 year or more... on weekends but I will avoid the frustration. You must enter in their mentality. They do not care to work 20 days a month. They try to sqeeueze as much as the can and ge enough to survive for a month. So if they get in 5 days what they need, then they pass the rest of the month enjoying the life. I do not want to scare you, but be extremely careful when you shop for properties. Average quality work can go from 15 lev per sq. meter or linear meter and to 50-60 and up to 100 for the roof (per sq. meter). The prices you see around like 3-4 lev....are just for cleaning.
I do not want to scare you, just be realistic.
Other then this is a beautiful country.
