North side of the city.
1. Low crime level.
2. Many condos being built for under $20,000 US per unit. New houses in same development may be somewhat higher. Existing housing may be even less expensive.
3. Five minute drive to Portal del Quind{io shops.
4. Higher elevation views.

It only takes one short visit to see that the north area is the most pleasant, with good housing prospects and good shopping etc.

In South America, the terms house and home are used interchangeably: 'casa'.
If you post again on this thread, you may want to clarify.

Testolas, it depends on what you are looking for. The climate is warmer south of Armenia, a little cooler if you get something just north of town. I've been looking at houses for several months and finally pulled the trigger on one near Circasia. There are also house available right in town.
A lot depends on your price range. There are some very nice conjuntos cerrados. Some were in my budget, others a little pricey. .

Rentals should be easy to find while you're selling the Manizales property, Testolas. Communities south of -- and warmer than -- Armenia include La Tebaida, near the airport.
Drive from Armenia towards the airport and you'll see new residential projects going up or getting underway off the main drag, presuming that new construction may interest you,
The places up the hill on the north side may be at cooler elevations.
Kee, what have you noticed about temperatures in and around Circasia?

If you don't mind being out of town, the price range is doable but you may have to spend a lot of time looking at properties. (That's in a conjunto cerrado). Not minding warm weather will greatly increase your chances. I chose not to consider south of town (near Tebeida) not only because the weather is warmer but you have to go through downtown to get to where I need to be several times a week.
CCC, the difference weather-wise between Circasia and Armenia is subtle but noticeable, just ever so slightly cooler..

I just wanted to slightly amend my remarks. At the price range mentioned, I said that it's doable to find a house, but it may be like looking for a needle in a haystack depending on you requirements. Every realtor we used showed us a lot of junk and at times it was discouraging.
To find what you are looking for here at a reasonable price you either need patience or luck. Which you may know already since you own property here.
