Yet another seller in this sub-forum. How many sellers are there posting here? It seems like most of those who post in this sub-forum are selling something.

Isn't it CRAZY that people who sell--(and people who pay for the advertising that supports this forum so others can use it for free) actually have the gall to promote homes and land in a forum in which folks are looking for info on how to move to Costa Rica?? Now--of all you complaining folks who purchased a home in Costa Rica---WHY is it ok for YOU to BUY a home but you have an issue with anyone who sells a home?? Weren't you happy that a seller sold YOU your home? In what world does this mentality make sense? God I hope this whining bs goes away soon. Go find something that really needs complaining about--

GBP - we have bought a house and live in CR. The person complaining was just OldPro who has no interest whatsoever in buying in CR nor does he live here. Just likes to put in his 2 cents here, there, and everywhere.

My pet peeve--trust me there are many on this forum who live in Costa Rica who just don't seem to understand capitalism--only when they find a seller to make THEM happy. But should we be in business to help others desiring to live in
Costa Rica that seems to be a horrible hideous thing! Hope it is all part of the liberal progressive mindset that we threw in the toilet where it belongs by voting in Trump. The USA is a huge influence on many countries and I love getting back to reality.

My pet peeve is Americans who think that their way is best...... and ps..... as a business person, you should not spouse your trumpite views.... you've just lost a lot of business..... just sayin'..... sounds pretty one sided and unwelcoming.... who would want to buy from you.... or maybe that's what you want... only sell to those that think like you? Pretty sad. You could have said your point of view without the liberal bashing.... maybe a sales course is in order, lol....

Ah yes---so we all hear that Realtors will say anything to make a sale but yet when you actually say what you think regardless if that will be what everyone wants to hear then that is bad too?? Talk about wanting it both ways. And I really was not aware of the fact that to live somewhere you and all your neighbors need to think the same way? I am sure in all US developments every person in them is from the same political party right? Or could it be that most folks are mature enough and intelligent enough to understand we do not all think the same and we need to understand and accept that. Guess I need to go back to sales 101 and learn how to parrot what people want to hear. Thanks for the advice.

Looking to buy real estate? Probably not a bad idea to read the information in the following link first:

http://www.therealcostarica.com/realestatecostarica/owning_property_costa_rica.html#Hazard

Some of the information may be dated but it is a good place to start doing your research.

pebbalita

THAt information is virtually OBSCELETE! It was REVISED then in 1998 and those of us who have lived here for more than 20 years and owned property for that amount of time KNOW that Costa Rican laws change often AND most resrictions mentioned are written by people who are not very knowledgable ,,And just want their 15 minutes of fame by discouraging people to invest here.
ALSO the Maritime restrictions of course, were.are of BEACH PROPERTIES and the farce of Squatters has been quashed Years ago... now easy to remove people with one phone call to the police from owners (Having done it with unruly guests a few times in my 23 years of owning a Bed and Breakfast and/or my rental properties .
I and HUNDREDS of homeowners can prove that link of "Information" is
"PURE Poppycock" There is a more descriptive word, but not so polite :) PLEASE PLEASE Newcomers make SURE that you CHECK and Re CHECK the "advice you read on this site ..Mostly is of people's personal "Knowledge and opinions" some Far for fact! due your "due Diligence" with b those of us who have whethered the storms of the many changeable rules and laws OR by a knowledgeable attorney. I cannot fathom WHY many people on this site are bent on destroying people's dream of living here...unless they have had some bad experiences.
I and my friends have not, and still feel it a paradise "of sorts" compared to what is happening around the world .Is anyone reading up on the poentail World War 111?

pebbalita
  12/7/2016 11:29 EST

PS I forgot to mention the " UPDATE " of that "Information " link was made in 1998 almost TWENTY years ago! DUH things change in CT Much faster than every 20 years . SO do your rECENT homework for Newer inforation OR ask an Informed attorney not necessaesarily one profiting from the Naive Foreign investors MANY of the "Famous " Clubs for newcomers pay comissions for recommendations also so beware they often are not as reputable as many here say so ASK us Old timers we know the truth it is a commision culture here in CR well known fact and admitted by locals if asked ... ...

Another good source of information related to the problem of squatters in Costa Rica. If you are going to buy property now with plans to build on and use later after you retire, be cautious.

Recent article regarding purchasing beach front property.

http://qcostarica.com/beachfront-property-ownership-in-costa-rica/

Just last week some friends who had purchased some rural property a few years ago as an absentee landlord near his brother land, went to check on it last week. Land was clear but his nice gates were missing...8-(

Most forums try to remain unbiased. Part of that is NOT allowing any posting by those trying to sell something who are obviously NOT unbiased.

This forum is the ONLY forum that I currently post on or know of that allows commercial posters to promote their products/services.

They all seem to be able to function and find paid advertisers WITHOUT having to let them post directly in the forum.

I have no problem with real estate agents who provide a necessary and valuable service for someone who wants to buy property. What I have a problem with is selling them property BEFORE they know if they are going to stick or not.

It's easy to buy, it's not so easy to sell and in every country I have lived in where people go to retire, that FACT has been proven again and again.

So my advice to anyone planning to move AND thinking of buying at the same time, is to NOT BUY for at least 1 and preferrably 2 years. First find out if you are likely to 'stick'.

What you think you will lose by paying rent for those years is far less than you are likely to lose trying to sell, if you don't stick and want to up sticks.

Even if you do stick, it is quite common to move from a first choice location after getting to know an area/country better. I've moved due to a nosy landlord; late night traffic noise (kids on motor scooters with no mufflers); a better location and nicer property, just to name a few reasons.

I hope the whining by commercial posters that they should be allowed to post in a forum, goes away soon GBP. Maybe one day the forum owners will realize that's how forums are supposed to work.

I would not touch beach front/concession property with a 10 foot pole. Hey if you like risk go for it but be aware. We have a gated and guarded community for all the reasons talked about--we avoid all problems.

So lets run some numbers with your brilliant hypotheses--live two years somewhere renting first. Hmm--easy in San Jose to spend 1500 to 2 k a month. 2 years would be about 48,000! Ok then what do you do with the home you probably have? Ever try long distance landlording?? Not fun in many instances. Or do you sell your house?? Hmmm---that sounds like fun--go spend 50 k of your profit and not have a house to return too if it does not "stick". Oh--then what do you do with your furniture??? Store it for 2 years? There is another 7,000. Oh then you need to move around some right? How many areas--2-3?? What does that cost? You get the idea--your advice is not wise for anyone who is trying to conserve funds for this time of life. So you move cause of dogs barking?? Whatever---your supposed "old pro" advice is only good for you amusing yourself and not valid for real people.

Old Pro with more advice than thise of us who live here I wonder HOW MANY others ,like my self a descisive person ,Obviously who BOUGHT within the Year of moving and YES SUCK as you say and are Not as you think Desperate to sell and get the jhellmot to where ..well I guess we must ask You the authority should we decide to "Unstick" after 26 years eh?
Some if us also do not move around a lot while renting and do first our
" due dilligence" to see whether or not the rental will suit us... yes?
