I know this has been mentioned before, but it is my understanding that Corporation taxes are due in September and also read Real Estate Taxes.???

What documents do we need to take???

I read that some pay at Banco Nacional. Can we pay at Banco de Costa Rica or just Banco Nacional.

Due by the end of the month?

I am not aware of real estate taxes due in September, but the new Corporate Tax is due "starting September 1". I'm not sure what that means with respect to a due date when it must be paid by.

I was able to pay corporation taxes at Bank of Costa Rica.

Our real estate taxes are due in January. I don't know if when depends on when house was purchased or what.

Someone else mentioned paying corp taxes at Banco Nacional. All I know is, I ended up calling lawyer and did what he said. All that is needed is Corporation Number.

We have accounts at both BCR and Banco Nacional - I found our corporate tax bill thru the BN website for our account, but for some reason BCR did not show a balance due for our corp? BN showed 21,638 colones due by October 2, 2017.

Depends on type of corporation. Due to changes in recent years an S Corp is still due on Sept 15th. C Corps are due on October 15th.

Lindy and Kohl and everybody else,
There is an article on AMCosta Rica from last Friday about the Corporation tax.
Serious business!
I'm surprised that Kohl hasn't mentioned it yet.

Pombinha - didn't get that paper. Did it just basically stress the importance of paying it, or else?

Just Google:
am Costa Rica news
Then as the website shows up and it shows the days of the week, just click Friday.
I was very concerned about the owners here so I send out an email to All..
I would feel very guilty not warning them.
After what happened to the pools people should take this information very seriously.
I know that Kohl is not obligated to tell us everything and maybe this time he didn't read that article but I'm so used to see him sending us information about so many important issues that I was wondering if he saw that article.
So Lindy, I hope by the time you go to Fort Lauderdale the weather will be calm there.
I forgot when you are going but every time I watch the hurricane on TV I think about you.

We also paid our Corporation taxes Today at Banco de Costa Rica.
We pay our Municipality taxes at Banco Nacional but they told my husband that he needed to go to Banco de Costa Rica for the Corporation taxes.
It was only 19.368.00 Colones.

I think your "I don't get it" funny. My husband uses that all the time here and it just doesn't equate to our Tico friends. That and I'm bad... he tried that in Espaniol mi malo.... and that was even worse...lol

What?
I just learned that we have to register our condo in Hacienda de Liberia besides paying the Corporation taxes.
This one is new to me!
My realtor confirmed that it's true and they have some type of schedule according to the last numbers of our Corporation.
My husband needs to go to Liberia to find out about this stuff.
Does anyone here know about this?
Of course not everybody lives in Guanacaste but Kohl and shermanwc may know about this.

Kohl
  9/14/2017 17:03 EST

Sorry just noticed this question.
I do know that property has to be registered, but since it has been a long time since we sold our property here, I can't remember doing this, so I 'presume' our lawyer registered it.

shermanwc
  9/14/2017 17:09 EST

We also had our lawyer set up the corporation for our condo in Guanacaste. We did not go to Liberia to register our condo, but he may have.

PombinhaCoco

Shermanwc
That's what I was thinking.
My lawyer must have done that but my realtor who is on vacation in Italy only confirmed that it was necessary to register it in Hacienda de Liberia but didn't tell us if they took care of it.
I need to find out.

lindyluvsCR

I just today found out from a lawyer (we were being witnesses for a friend's will) that another NEW form for those with corporations HAS to be filled out - FORM D140. I have not read all about it on the computer yet but.... there is a 200,000 colon fine of we don't fill it out - heard it is just an information fill in thing.

Whee!!!!!!!

Kohl
  9/14/2017 19:50 EST

I was reminded today, of something our lawyer told us, that it is 'wise' to check you property in the National registry that your property is STILL IN YOUR NAME.
What triggered me to mention it here was that a Tico friend and his American partner has just found out that the lawyer that 'they had at one time, given 'power or attorney had transferred their shares into his name. This same lawyer is one, they have taken him to court before and nothing was done about their complaint....and they are still trying.

shermanwc
  9/16/2017 10:01 EST

I have also read that a crooked lawyer can steal property that is in the name of a corporation. So I have started checking Registro Nacional for the status of my condo ownership every 2-3 months. But the "name" shown for the property is the name of the corporation - it does not show our personal names. If they transfer the shares but keep the corporate name, how can you be sure it is still in your name? I check any dates on the registration to ensure that there are no recent changes.

Kohl
  9/16/2017 10:41 EST

Our property was in our personal names, so I can't help regarding any changes to a SA, but just noting the dates, sounds like a good idea.

PombinhaCoco
  9/16/2017 18:35 EST

My realtor recently checked our Corporation and she said it was in our names.
I just wish she had replied to my question when I told her that I would like to know how to check it.
LindyLuvsCR, do you know if that document is filled out at the Hacienda department?
We need to go to Liberia to find out.
It is so sad that investors are not protected in this country!
I too gave the power of attorney to my lawyer, appointed by the realtor because we couldn't come here for the closing date.
At that time I had cancer and I was going to have an operation.
