Land grab is not a problem in Cyprus but through your lawyer (get your own, not one nominated by a developer) they will check that the deeds will be available and also register your contract with the Land Registry within 30 days of signing. This guarantees you that land/property. Be aware though, that deeds on a development do not start to be issued until the whole development is finished. At the moment it is 3/4 years to get the deeds from this point. However, should you wish to sell prior, you can as long as you have the "Certificate of Approval" which is issued after the house is completed. Many agents are on high commissions which reflect back when you think about resale. Also remember to use a currency specialist such as HiFX to move your money. Much cheaper than the banks and less hassle. H

I cannot comment on your particular circumstances Sunnybunny but have you asked the question? Particularly if you are not part of a bigger development. For example, have you got the certificate of approval? Have the documents pertaining to the build (plans etc) been sent to the planning authority for sign off? Only after those sign offs will the local council office be given the go ahead to invoice the developer for the permissions to divide the land into the plots. Submission is then to the Land Registry. If non of these processes have taken place then you need to ask very very serious questions of a) Your lawyer, b) the developer. I will be very interested to hear what reasons you have been given as to why you are still waiting. It is worth noting that if you have had a property built on a piece of land that the developer is going to plot, but has not built any other houses upon other than yours, then you will have to wait until the whole development is finished to get your deeds. If he never completes then no deeds. But you should still receive the certificate of completion as this is your safeguard should you wish to sell. It also comes to mind that you may have bought a resale? In this case if the original or other owners have not paid transfer fees at any stage then no one will have had deeds. This is a common practise with Cypriots which avoids the payment of the transfer fees. I await your comments. H
