We are a couple (she is from Guayaquil, I am from the US.). We own a house in Guayaquil, but plan to move in the next month or two to Cuenca. We are looking for a house to rent, fairly centrally located, and/or near a bus line. We require 3-4 bedrooms, unfurnished, and would like a small yard. Hope to pay no more than $550.00/month. Any suggestions, referrals, contact information, etc. would be much appreciated.

Here's one and I'm sure you could negotiate the price down.

Buddaland, I suggest you take a 3.5 hour ride on bus to Cuenca and walk around, taxi around, the area you think you would like to live. Take a paper and pencil and start writing down telephone numbers. Shoot a photo of the house so you can keep track of what is what. A city map would be very helpful too. Rental properties are available everywhere. Watch out for gringos with business cards (I love this description from Susan)! Negotiating directly with the owner will save you a small fortune. It is worth the couple of days you will spend looking to find the place you will enjoy. Remember to negotiate. There is no need to leave a lot of money on the table.

I have heard many times it can be difficult for people from Guayaquil to find homes for rent in Cuenca. Might be a good idea to keep that info to yourself. There is still a little prejudice here against mono's. I was very surprised to hear that but I have heard it from many sources.

Thanks for the good advice. We just returned from a three day exploratory trip to Cuenca - and plan to return several times over the next few months. We are not in a big hurry - will probably rent a car, and armed with a map will do the footwork , as you suggest. Meanwhile, we have found some nice prospects on Craigslist and OLX - my partner is Ecuadorian, so we have an advantage where negotiating prices and terms is concerned. We are also looking to rent out our house in Guayaquil - if anyone is interested, they can contact me here. Thanx again.....

I've noticed there is a population of energetic, underemployed, newly met BFF gringos who speak pretty good Spanish, that may not have BCards but always do seem to know a person or place for everything.
And it's not necessarily a bad thing, Friendly is as friendly does.
Still, it seems to be a common enough practice for these guys to cut deals where they get kicked-back 10% of your rent or otherwise have some private iron in the fire.
Not a bad thing: Just saying. Cut out the middleman and know that even that very nice craigslist listing from moody blue can (perhaps only might? looks pretty good) be beat with a little time and diligence.
