I do not know if there is an expat community in the area but I can tell you that as a general rule, the Usulatan area is not very safe. The beaches that you mention are very remote. Take a look at google maps. I can tell you that the main roads are the only roads in the area that would be considered passable. The others are most likely dirt and make for very difficult travel in the rainy season. I would highly suggest visiting that area before deciding to purchase property there and visit the local police station to ask about violent activity in the region. I looked at that area, but it was just too remote for me. Hope that helps
