I know this will have probably been asked before, and I will post similar messages in a few different country threads, but it's going to be a big investment so here I go:
Have any of you guys bought property in eastern europe? in particular, the eastern european countries that entered the EU in 2004?
Have any of you used www.propertysecrets.net, www.propertyhotspots.net or any other property advisory services to buy property abroad. They seem to offer good information for people wanting to buy property in the UK, but am not sure how good they are for abroad purchases. I'm just a bit sceptical of using these companies, but I would be more confident of using them than the estate agents within the eastern european countries.
If any of you have used these services or any other ones similar, then I would appreciate your advice on how useful they were to you and which offers the best vale for your money.
And oh yeah, the countries I am looking into in particular are: Czech Republic, Poland, Estonia and Hungary.

I have been liasing with Churchills Overseas Properties, who seem to be the main 'estate agent' for Estonia/Bulgaria over here. So far they have been extremely helpful. Let me know if you want further info about them.

Hi, I read your e-mail. I came to Estonia to setup some biz, and I appreciated it so much. I discovered that the real estate is running hardly. if you want to buy some properties, banks are ready to finance. Foreigners who do not know country are helped, as bank are financing only projects where there is a written evaluation and accepted. Try to make some biz here is very nice!

Enrico, may I ask what kind of business you have set up? Real Estate? or commerical business?
The property in Tallinn old town is really expensive and vastly overpriced compared to the rest of the country.

I know next to nothing about the firms you mention - But I have been living in the region for the last eight years. I have bought property (residential) in Estonia and know a lot of people who have done likewise here in Estonia and in the other countries you mention. I'm now looking to buy some property in the Estonian countryside for a summer place.
Basically, I think it depends on what you want to do - residential or commercial. You mentioned a big investment so maybe commercial. Can't help much there other than to give general impressions.
Overall, Estonia is VERY business-easy and business-wise. There are of course no restrictions on foreign owernship in any of the countries you mention, as they are now part of the EU. This is the law at least....Practise can be different in some places.
Estonia though is probably the easiest place to do business among those you mention. Poland is harder, for example, because of language (they don't speak anything but) and labrynthian methodologies to create forms of barriers. Czech is similar. You need to know someone to make it work. I know a guy who almost went mad trying to buy an apartment there - it was total chaos, questionable legalities - he was a lawyer who spoke perfect Czech.
Estonia is totally English capable and work-able. And everything is on the web. So you can do your research in advance. Estonians won't screw you after the deal - they'll just out-negotiate you on the contract. But once signed - then it is signed. This is their style.
We made a deal to buy an apartment, and made most of the arrangements over the internet. The hardest part about buying residential in Estonia was to get an appointment with the notary! They are in such demand! And you will need to tell them that you speak English or they will have to test your Estonian on the spot - which can be embarassing, by the way. (They also accept Russian).
Generally, the local real estate firms are pretty similar to what you would find in the West. They lie a little bit and want to sell stuff. But they are no worse nor no better than others. It's the biz.
I don't know what the firms you mention offer, but I could hardly imagine the comparative advantage to be had from paying them. You can do your own research here and hire locals and come out quite okay. Estonia is fairly good rule of law place so you can always go after them if they cheat you. There are good law firms here as well.

Just be very carefull who you deal with as in every country there seems to be people who will take your money. I know one of the companies mentioned have already gone bust owing Millions of pounds, promising new developed housing that will never be built. Also most of the people who say they can help and give advice dont even live or work in the country ( i know of 23 of these people) . I live in Estonia and I am selling my property. I have posted on international property listing websites but the only responses I have received are from scammers from Nigeria, etc.
Right now the real estate market is going slowly, but is starting to turn around as prices have dropped and people are beginning to buy again.
Estonia is an easy place for foreigners to invest. If you are still looking for a country to invest in property, Estonia is a good choice.
And of course, my property is listed at www.kv.ee/918296, if you are still interested in investing! :-)
