I am retired and living in Guatemala with my adopted indiginous family. They own lake front property.

Can anyone give us information as to exatly what the laws are in regards to lake front property (i.e. what the government owns and what private citizens own and how the 30 year lease is obtained, and is it necessary, etc.) The property is theirs but they have no knowledge as to what the laws and regulations are regarding ownership of lake front property.

We are especially interested in knowing where we can obtain OFFICIALl information either by email or otherwise.

A related question. How does the new "Ley de Informacion Catastral" affect such ownership and what are their obligations now in regards to this new law.

Any information will be greatly appreciated and thanks in advance.

I own property in Rio Dulce. It took about 6 to 8 months to get the final papers. In my case, I'm American and the property is "Rented" from the government. We pay a yearly fee every January. It's wondeful land, 72 meters or water front. It was not easy to get in terms of time, very slow process.. but it's possible. Hire a good lawyer and you'll have to visit the Capital City about 8 times to make payments, sign papers, submit papers, get drafts and make deposits. The paper work is submitted and approved my OCRETE which has an office about 2 blocks from the US Emabassey in the capital. OCRETE has information in Spanish on how to apply and the process. The "Rent" amount is based on the sale value when you bought the land, so the smaller the "Declared Value" the smaller the yearly rent. Ours is for ten years and then they will review.
Otherwise feel free to check my blog, we have been here since April 2004 and we're fluent in Spanish. This is a plus, we also have family living here that has helped to no end, otherwise I don't think we would have made it.
We bought more land, but not on the beach or waterways and that was really easy, it took about 15 days. We have already built a house and we're considering building another.
We've been here since 2004. We are currently living in Cuidad Vieja (10 min from Antigua) and it's great. We have some freinds hwo retired here close (a block away) and they love it too. Check my recently started blog :
