My wife and I are in the process of buying a house just outside Antigue and have been advised to retain an attorney. We have been quoted a fee but have no idea if it's reasonable? Has anyone been in the same situation and if so, what is a fair fee?

In guatemala you have to hire an attorney for him to do a title search with the Registro de la Propiedad Inmueble. . And then draw and register the deed (escritura publica de propiedad) Normally since there are probably more abogados than any other university graduates, there is a fierce competition for clients. And thus their fees are pretty reasonable. I bought and sold real estate in guatemala many years ago. Back then you'd have access to the books to trace the property's change of hands, and a deed would run you the equivalent to about US$30. From what I've read in guatemalan papers on line,nowadays you have to be extra careful to make sure whomever is selling you is the real owner. I would think that no matter what, they're going to try to apply you the gringo rates. So, If you have a guatemalan friend ask him or her to stop by or call several attorneys out of the yellow pages and ask them what their fees are for "una escritura". And also express your concerns about making sure you're buying from the real owner. Good luck.

Personally I wound call Armando Salazar 7832 9127 he specializes in real estate, speaks better English that I do and comes from an old Antigua Family. I practice real estate law for years in the United States and it is a completely different ball game here. You need a good lawyer.
