be careful the IRS will have a fit. this probably will not qualify as a 1030 tax free exchange. The IRS will consider it a taxable sale and in all likelihood get their own (usually very high) apprised value for the property sold. They will also probably disallow any expenses associated with the transfer. The only thing you might save is real estate commissions but after attorney fees and the IRS you will not be ahead.

Thank you for the shared concern. Considering that I will likely be loosing significant money on the property I don't believe I will have a tax concern. Not necessarily meant to be a 1031, but may qualify on my end, just looking to trade.
Not concerned either way. Our concern is w accommodating our children and grandchildren serving abandoned/abused children as missionaries in Guatemala. Looking for property for us and them to use for family time/R&R/outings for children served. Love weighs much more than gold.
