Appraisals in Guate?

Does anyone know of you get land / livestock appraised in Guatemala for legal documentation? Any advice would be greatly appreciated.

I don't think you"re making yourself very clear on what you're asking. But I guess you're asking how you get land and livestock appraised to see if you're paying a fair price on what you're interested in buying. In guatemala it could very well be a "valuador profesional " the one who is an expert in appraising the value of a piece of real estate. I suggest you google on line for that. Good luck. .

If you are an American, safe bet the asking price is 2 or 3 times what they would want from a Guatemalan. This is the old west something is worth what you can get someone to pay for it. Like the old days in the U.S. where all real estate was sold for "one dollar and other good and valued consideration" the purchase prices on deeds here have no relation to the real price paid. You buy property here because you want it and have the money. I have seen Americans buy property in Antigua, paying U.S. prices try to sell it for what they paid and it has sat on the market for 5 years until some other idiot comes along who is willing to pay an outrageous price. There are no effective land records, so who owns it is anyone's guess . no title insurance and no zoning, So like in Antigua they can right next to your million dollar house put a roister breeding farm, truck repair shop, bus terminal (with them leaving at 3 in the morning) or a metal stamping plant. All of which they have done.

Hey ZAQWSX it's obvious you have never owned a piece of real estate in guatemala or any where else because you don't know what you're talking about.. I find your comments very condescending. To say that there is no effective land records in guatemala is nonsense. You're funny. I never seen someone buying something because he/she doesn't have the money or doesn't want it. Of course you buy something because you have the money and you want it. Believe it or not from what it's been reported on TV. In the US is real easy for crooks to sell a piece of real estate that doesn't belong to them.. Because all you have to do is file a Quitclaim Deed to transfer ownership. And that is real easy to do. But in guatemala you have to find an attorney willing to write a fake Escritura and register it with the Registro de la Propiedad Inmueble. In other words it's doable but much more complicated. To say that people in guatemala don't pay taxes is to be totally ignorant about what someone by the name of Donald Trump and many large corporations do in the US. And don't give me that BS that they crate jobs. Because consumers with purchasing power is what create jobs something many greedy millionaires in the US ignore. .

To answer the original question, YES. There are property appraisers in Guatemala. My family and friends have used them.

My advice is to contact the Guatemalan Realtor Association (Cámara de Corredores de Bienes Raíces de Guatemala) and ask them for recommendations.

Properties are most certainly registered at the National Level and if there is a way to avoid property taxes, I haven't found it. Taxes are paid directly to the county (Municipio).

Realtors are not regulated by the government but the above organization provides certification so make sure your realtor is certified. A lawyer is always needed to write the purchase contract and transfer title so ask around and make sure your lawyer is reputable.

Paulo is right there are several appraiser in Guatemala.
I have worked with Ingenieros Valuadores..

Regarding the property taxes...
You have tax (VAT = IVA) at the moment of the purchase.. to the government.
and Property taxes that you pay to the village you depend from
You can't avoid property taxes.. and it is felony to under evaluate the price of a property for tax evasion purpose.

REALTORS are regulated but the government is not inforcing the regulation yet..
A realtor that is member of the CCBRG for sure is better prepared and professional than any body else..
but ultimately to be realtor (corredor) you need to be licensed.. I'm licensed for example.

When using a lawyer/ notary make sure they have experience is real estate deals.

Thanks for all the input. It's very helpful. Just FYI to the person that said its like the Wild West I do agree with you I say that all the time. I live in a rural area about 9 hours from the capital. However you do register land and pay taxes on it we own property in Guatemala. I just need to get a professional appraisal for asset purposes if that makes since. And i also agree that the price is going to be what they can get for it. My husband is Guatemalan and I don't go when he makes deals bc the price always goes up sometimes double once they see me. I think I've heard it called gringo tax it really stinks and to be honest it ticks me off

No point being ticked off. It's a third world country. Be glad you own any land in guatemala. May I ask just for interest....how many acres & do you grow anything specific on it....? I'd,d love to find an acre at a reasonable price .
