Pacific side around Port of SanJose

Hello All!

I'm wondering if anyone can direct me to some decent information about the area around Port of San Jose.

I'm not entirely sure what to call the region but we would like to relocate (eventually) to oceanfront property and there is a 70ish km stretch that seems to have plenty of properties along it and I highly suspect some amazing deals based on how I know many of Guatemelas developments have been grossly overbuilt and undersold. Specifically I'm seeing what I assume is vacation properties for people from Guat City along about a 70km stretch.

The other areas that I am interested in I have had no issues at all finding info but for some reason there seems to be a info void on this area. specially what I'm after is approx. COL for the region, is there any sort of an expat community around there, hospitals, real estate prices (actual prices not internet Gringo pricing).

I'm trying to narrow down my list to 10 places to spend a few months at, and right now my list sits at WWWAAAY more than that. Any help on sites is appreciated. Chulamar and Montrrico I think interest me the most so far from the bit I have been able to learn.

The area is named under the term La Costa.. Now the area specifically you talk about is called Puerto San Jose then further toward El Salvador. Monterico...
You are right it is mostly vacation properties from Guatemala city owners.. you have also some very private high end development that you can get in only being co-opted by current owners.
You can find very different pricing and still find locals prices.. I know of a couple of lots in Monterrico that in the $ 75,000. or an hotel for $ 250,000.
Also I don't know if you know that the land ownership is mostly under the government contract with OCRET.. sometimes in development you can find clear title.
Also it is un area with some securities issues... there is a lot of drug traffic...
There is not really an expat community.. people rather stay in Antigua or Guatemala and come down for the week end.. it is week end gate away destination, then an expat destination like Atitlan, Xela, Antigua.. for example...

We stayed a week in Pto San Jose and I loved it but it is hot. We rove down the road along the ocean between PSJ and Monterrico and there is quite a lot of property for sale often by owners with hand painted sign, or there were when we drove within the last year. A friend in Rama Blanca near Sipacate has OCRET on his property which he said was like property tax of $100 per year. We stayed a week at El Delfin enjoyed it, El Rancho near Sipacate is my favorite easy to get to spot but for the best I love chiquestepeque best swimming beach I have found Hamacas Y Pescado is nice, the road in is bad but there is a gas station being built on it so I think they may be planning to pave it.

Thanks. So is OCRET like a leasing program of some kind? A 99 year lease type of deal? I s that for the whole country or just here? It is the first that I have heard of it. As for the drug problem is it along the whole stretch or just the city?

OCRET is the government office in charge to lease the state land. the terms of the lease is 30 years , unilaterally extendible for another 30 years. It is for the waterfront land on ocean 3. kms in from the waterfront, 200 mts for lakes, 100 mts for navigable river, ...

the drug problem is all along the shore line from Salvador to Mexico but if you stay low profile you won't have problem..

Great blog. When I get closer I might be in contact with you.
That is too bad about the ownership thing. I might even need to take atitlan off of my list if that is the case. Although 200 meters would prob be about as close as I'd want to be to the lake anyway in case it keeps rising.
