I have read that leasing a home in Ireland is less restrictive than in US. If I sign a one year lease and need to get out earlier...say 6 months early, I just have to give 30 days notice...no penalty for early termination. Does anyone know if this is true?

I hate to inform you , but there is nothing soft about property rental in Ireland & this information is coming from someone who rents out 2 properties. If you sign a 12 month lease ,invariably you will be comitted to honouring that rental period or paying a penalty- please don;t be under any illusion that you won't be penalised. You certainly will !
When you enter into a property Rental - you agree the time period & the conditions that apply to the Lease - ie is it being let furnished/unfurnuished.If furnished a list of furniture is written into the Lease,Generally one month;s deposit is required (refundable at the end of the Lease/with conditions ) & one month's rent in advance.
If you decide to leave before the agreed Lease period expires or if there is undue damage caused during your period of occupancy,you could either loose your deposit or in the case of damage,part of your deposit can be retained or both.
Check these facts,in advance,if you so wish with any major Letting/Estate Agents.
Some Landlord might facilitate an early release from a Lease,without penalty if you line up another suitable tennant to take your place - but the question of just walking away generally will attract a penalty - should the Landlord fail to attract another suitable tennant during the remaining portion of the Lease that you had signed,you may even be held liable for the remaining rental period of the signed Lease.
Please research further/establish the facts before making a written rental commitment.

Greetings ,
Now - there may be some good news in follow up to my earlier email.The Lease regulations tend to be applied more strictly in the large cities where rental properties tend to be in short supply/managed by professional Estate Agents - but in more rural locations,you may be able to come to a more flexible local arrangement if you are dealing directly with the landlord. We are renting a home in Co Kerry on the southern part of the Ring. We are leasing it month to month. We lucked out ....it's beautiful. Family owned....good luck!

Donnie is absolutely correct on leasing and holding up your part of the contract. Go to CitzensInformation.Ie , look under heading of housing, then look to the right of the page and it gives details on the nitty gritty of housing rentals , lease agreements and responsibilities of the person renting a lot of headaches are the renters fault. Ihoney, you have to research all those subjects,you are unclear on .you can't go on hearsay ,because in the end you're responsible for all the decisions you make on these subjects,it can all be found online ! Good Luck!

Thank you Donnie and Meachair for your input. I had heard or read that it was easy to get out of a lease in Ireland. Fantasy is great, but reality is important when you are making this kind of a move.

Hi! We found our rental online! It was a family's 2nd home. The dad built it & passed a couple of years ago..... We really were so lucky to find it... On the southern Ring of Kerry. Nice family too! Finding rentals where we lived .. 40km from Kenmare is a challenge... Lots of folks looking due to bank rules on mortgages. Miss Ireland, but glad to be home near friends/famiky??

Not sure if its the best source but Daft.ie has many rental listings. I would also recommend looking at the websites of local auctioneers who may have listings that are not on other websites.
