Self Renovation/Building in Italy

Hello there

I'm new to the site and am just looking to make contact with anyone who has renovated a property themselves or even built their own property from scratch in Italy.

My husband is a builder and we are looking to buy a delapidated farmhouse in Italy and we have been concentrating our search on the Le Marche region.

We are only in the early stages and have not yet been out to view any property but we are trying to find out as much as we can before we do. One of the things we're struggling to find information/resources on is the cost of building materials out there.

If anyone has worked on their own property and would be happy to answer some questions on this it would be greatly appreciated.

Hi,
You probably have the answer to your question but I thought I'd add my own two cents.

We've owned a vacation home in Le Marche for the past 7 years. Last year it became our permanent home. It was a big move from Texas. Four years ago we started searching for a casalare to restore. The search didn't get serious until last year shortly after our move. Nevertheless, I learned a lot from our english speaking realtor whose been our personal friend for the past 4 yrs. I'm especially familiar with Ancona and the area between Senigallia and Arcevia.

Based on our own understanding, it's safe to budget a minimum of 1k euros per sqmt. That number to can easily go to 1.4k based on the material you select. A relative of my wife finished out a beautiful casalare at 1.4k per sqmt. His home was renovated to Class A energy efficiency. This almost always requires a total demo and rebuilding with the original brick.

Another example is our future home. We sign the preliminary paperwork this Sat. and take immediate possession. It needs no outside work but we have a big interior renovation planned. We've met with an architect and geometra. Estimated cost is 1k euros per sqmt.

Btw, let me know if you need a good realtor. Our friend is used to working with foreigners and does business accordingly. In other words, he'll call you back, answer your questions, and make himself available.
