Okay, tell me the what could happen here, bad and good, if there is any.
I have been renting a studio apartment in Negril for 7 years. It is a good place for many reasons. But I am no longer on the idea of living in Jamaica as I found a place in Florida and that's where I am going to be 7-9 months of the year. I also travel to another state in the summer months.
I don't feel ready to give up the studio, it is still the main place I want to stay when I come to Jamaica. But its really on my mind and I want to lessen the mental concerns. I also don't like it to sit empty for so much time either. Buildings do best when someone lives in them. Also its good for it to get cleaned up regularly
I was thinking of looking for 1-2 different parties (maximum 2 people per party) to share use of the apartment. Each party would commit in advance, to rent for 3-6 months of the year. Their stays could be broken up but a minimum of 30 days at a time. We'd adjust our schedules where possible so all parties get their desired time. I'd want people like me, not too fussy, care about the place to look after it almost like their own.
I would move out my personal stuff and just leave functional basics: bedding, dishes/cookware, cleaning supplies.
Its not a fancy place; the kitchen and bathroom are rudimentary. Furnishings basic. (the bed is NEW and firm) But the location, space, balconies, known neighborhood etc. make it a real gem for the right person/people.
What do you think, could I find responsible people, could there be any peace in a deal like this or only more to worry about?

lori, My immediate reaction to your post was how complicated that sounds. Trying to find one or two "parties" to take your place and work it out who takes it when? Sounds impossibly complicated. First of all, if you are going to be in FL for up to 9 months a year, what earthly sense does it make to try to keep this apartment which you only rent, not own? I can't see ANY financial benefit to you. Certainly there is an active rental market in Jamaica, when you are ready to return, you can just find a place (Airbnb, etc, very active now) for the 3 months. It seems you have made a decision to leave Jamaica, but you still want to keep one foot in the door, which is OK, but the idea your presented doesn't sound feasible. To find people who you would trust with your possessions alone is a challenge in Jamaica. Have you tried asking the landlord if he could sublet it for you? He would have to be told if you do this anyway, I would think. let's see what the others say, but I think you need to go back to the drawing board.

Ok I just saw Rick's suggestion which was similar to mine. Perhaps that's the proper route. See if you can rent it out Airbnb, but who would be there to clean it between rentals. What if the parties only wanted it a few weeks? Not an ideal solution either.

How much per month? And more importantly, what happens to the tenants for the 3 months of the year you are here. Im asking because I would rent it if the price is right......depending on the three months thing.....

I agree air bnb would probably be worth your while , the challenge would just be having someone to manage your guests getting the keys on arrival and then the cleaning. If you'd like to private message me I'd like to discuss more about your rental as I'll be coming to rent a cottage in negril end of march-end of may but will need to return again in summer months and just like to keep my options open for renting. :) Thank you

I don't want to deal with short-term or a bunch of different guests. Not trying to keep it rented all the time. Just looking for the same couple of people to use it one or more times a year.
Some folks visit twice for 6 weeks; some come for 3 months at a time. I don't want anyone living in it year-round.
I want it for some of the winter (January plus one side) and my schedule is flexible.
Most is landlord furniture. I want control over 'who' stays rather than leaving it to the landlord. That would be like giving it back to him,
This is definitely more about emotions and personal comfort than practicality.

LOL I looked at AirBNB for summer rentals, I know many of the places and wouldn't want to be in most of those locations. I like my own place better lol.

Ed, thanks, I happen to be good with cake! I'm sure there are things you can do, that I could not as good as you.
Don't be sore because your goal and mine do not mesh up. Watermelonlady understood what I described.
