For an article on overseas retirement that I''m writing for a national magazine: I''d appreciate hearing from you if you''re familiar with or involved in the Baja Beach Homeowners'' Assn. legal battle over title to the property. Would also be interested in knowing of any other problems U.S. retirees have had re their property in Mexico. Please contact me soon at ellenhof@intrepid.net

" I am in the process of buying property in Mexico. I have a buyer''s agent, who represents me, all the way through the process of getting the trust set up, working with the notary, everything. I have known this agent for about 3 years, and he belongs to the organization formed in Mexico that only properly endorsed agents belong to~~I forgot the naame of it, something like A.M.R.E.~~this is to prevent these unfortunate things from happening. My info is that the people bought the property directly from the developer, and that is not a safe thing to do. What if the developer goes broke? They take the land you are sitting on. Never buy ejedo land. It is cheaper, but not safe. Always buy from a reputable real estate compaany, not from a developer. Always get a bank trust, if the property is within 30 miles of the beach or border. If you follow all the rules, and do your research, everything will be ok!!! "
