you can buy land and/or perhaps acquire certain kinds of properties in Nepal, and get a visa in the deal, provided you meet certain guidelines and are ready to invest a minimum of 7,5 million rupees which is about 70,000 euros or thereabouts at current exchange rates.Best if Investment is in land, or leisure field (guest house, hotel, resort, etc.) otherwise, there are many other field or activities in Nepal which the Government will not allow (like trekking, handicrafts,etc...there is a long list) which are closed to foreigners. We'd have to know more about your objectives and budgeted investment.
