Listen I help a ton of people for FREAKIN FREE on here, I don't ask for anything in return...
but if your planning on moving to panama within the next 6 to 10 months, please ask all the questions you can come up with I will help you as well as other people on here as much as we can for FREE.... If your plan is to move here within a year to 5 years.. take your questions some place else..
damn things change here by the month and your wasting my time and others by asking questions about everything, and you plan on moving here 5 to 8 years from now.,.
give us all a break..
just last last week I spoke to some people who wanted to live here and wanted a home with 500k to spend,, they loved el valle, so I wasted my time setting up homes in their price range,,, one friend of mine had a perfect home for 375k..
I spoke to him about someone coming to see it, so they canceled plans to be some other place and stay at home to show it,, the people NEVER SHOWED.... they came here but never showed..
in the end it was to far for them to fly from england to here WTF??? you didn't think of that before you wasted everyone's time????
yes it's a long time to fly from here to there.. please people if you want some help I will be glad to help any of you and save thousands of dollars, but if your going to act like that, then I'll start charging you 500.00 to start off with to help you.
IF your just bored and deaming of coming here.. go watch dancing with the stars and stop posting questions..
I want to help people that are ready to make a move this month or year not you people who dream of doing it and have no means of it..
find something else to play with..
sorry to all I just am a little pissed off, to try to help people I have never met and put my ass on the line and screw up other people's lives to help YOU, and are left hanging in the wind.. I don't treat people that way and I don't like to be treated that way.
all you people who are playing go play some place other then here...
o we came we like this, we didn't like that,, but it's to far to fly home and then back to panama sorry we are stupid and couldn't think that through before we wasted your time and others.. my bad.... damn...

RIGHT TF ON! I've had a similar situation happen and I went completely Irish(meaning nuts of course) with the perp. If an individual is serious about moving to Panama, then by all means, a bit of info might be in order, but if the person is just dicking around with the idea...blow 'em off Mark. And by the way $500 to start is incredibly inexpensive...considering your wealth of info. Go get 'em Big Guy! hahaha!

Well I was a little ugly about it, but It made me mad not only to waste my day but other friends as well to try to help someone.
I know a lot of you are long term planners and are just trying to test the water in many places to see if they fit. but down here things change so much so fast that what is law right now might not be in 5 months.
heck our president has just about fired and changed everyone that he appointed already and he is in office till 2014.

Mark, I'm afraid I'm one of the "5 years out", but I still wish to thank you for all your information and advice. My personality is that I like to have time to check out what I think I want to do, and the information you have given in the forum has steered me away from many things I thought would have been a good idea.
Your statement about everything changing quickly is a good observation. And people are flakes. I hope that some day soon, I will be your neighbor and part of the community that seems quite close knit in El Valle.
I just don't want you to think that we don't appreciate all the information you take so much time to give people, both in the forum and also when they e-mail you directly. It means more than I think you realize.
I'm sorry one rotten apple left a bitter taste, please know the rest of us appreciate all your efforts.

Well I think they can and many do find info from sites, but again it really helps to have someone that lives here to say yes there is inter net service here but this company I tried isn't very good ect.
also it makes me go wow.. to see info on sites that I know for a fact is wrong, maybe 2 years ago that might have been true but today it isn't,, or a site that is showing marketing photo's that are a lie.
It's hard to know what is true and what is bull, from anyone who is trying to take a dollar out of your pocket. I have a project that I have been kicking around doing that I feel would really be helpful to many people who have never been here, but then it is something that I would have to spend time and money to put together, and would have to charge a small fee for like 20.00 but still I think well then I won't be any better then the rest,, of course I wouldn't b.s. anyone with the marketing b crap. and show the ugly as well as the good.
I would like to do something that would show all those people how it really is, and then they would be able to make a better choice.

Mark, I would encourage that, I just hope you don't get burned. Is there a way to get reservations fees, $20 is nothing to invest in getting real, useful info. I cannot tell you have many MAJOR things you have already told me, including the link about Bocas. We had seriously thought that was where we wanted to land, although I had already read some discouraging things before this. Then all your postings when people inquired about El Valle, and living close to the coast but not right on it, have honestly put us in a different direction.

I don't know if this question can be answered with any amount of accuracy on this this forum, but any input would be appreciated, If you buy a titled property, are you not Ok. Doesn't the problem only lie when you buy a ROP property. And does title insc. not cover anything, or have I been totally misinformed. Thanx Kirk

Hello capt... I know you understand rop but many here might not.
ROP RIGHT OF POSSESSION
This is land that belongs to the government of panama. people move on to this land, build a home, work it, plant crops, whatever.. they can apply for a rop. for that land..
this rop land can be sold or transfered to another party and you have rights to it and can also live on it or sale it..
The main thing here is the government can retake that land if they need too for whatever reason.
You can however, after you get a ROP to land, can file with the government to title that land. It takes a long time to get that done and it also requires you to buy the land from the government. so yes you pay for it twice.
Many huge plots of very high priced land, like along the coast are held by some very rich families, and they only have a ROP on that land, because as long as it's listed as ROP they still control and can use it but DON'T HAVE TO PAY TAXES ON IT.
TITLED LAND.. titled land here you have the same rights to it as you do back in the u.s.
You pay for it, and then the title has to be taken to the Record office where they record the transfer over to you for a fee of course.
The problem comes in when some powerful rich person wants the land your sitting on, so he pays out some cash to these people to change over that title to his name. this is what is going on in BOCAS. 3 people might pop up and show ROP paperwork to that same land, while the 4th is showing they have title to it.
Back years ago when nobody really cared about Bocas, people just took a plot of land and lived on it, some for as long as 100 years, many people wanted rop paperwork and titles to that land and panama city really didn't want to deal with it,, so Bocas government started to hand out ROP AND TITLE paperwork to people. panama didn't care.. until the place started growing like crazy and the land shot out the roof,, then all the sudden everyone wanted a piece. then the fighting started over who owns what.
Just like the piece I reposted by panama guide about the rich guy who is trying to take the american's land down there. This is NOT a common thing down here, but in area's like that it does happen.
I compare it to this, everyone has a uncle billy who is worthless, the dude doesn't work, owes you all money, needs a bath, a shave and has more fleas then his dog has. You don't like the fact he drives past your house, much less would ask him over for dinner,, then billy hits the new york lotto for 350 million dollars, all the sudden uncle billy isn't all that BAD!!!
That's how it is in bocas, now when I bought my home and land here I asked for title ins.. and they all just looked at me with blank faces. I said you know title Ins. ? At that time there wasn't anything like that down here. That was 6 years ago, so maybe it has changed and now someone is offering some. but then no.
To get back to the question, title is best and you should be fine with it, I would never buy rop land, and if they have rop land and tell you they have filed the paperwork to get title and that should be done soon, then say here's my card when you get it call me..
