We are coming to Panama in January of next year. Would like to look around to get to know the different regions. Does anyone have a recommendation for a realtor who is willing to take us around?
Thanks.

Hello. you need to have an idea of what will be your preferred area. Beach, Mountain, City? If Mountain you have Boquete, Volcan and other areas in the Chiriquí Province 5+ hours from the city. I know it could be less for some people or more depending on traffic and speed. Also, El Valle closer to the city. If Beach you have areas all around the country including Coronado, Gorgona, Punta Barco, Las Lajas (in Chiriquí) & also in Bocas del Toro etc.
I might have missed some other areas but this will give you an idea. My experience with realtors is that they won't cover the whole country, but work by areas.
I think coming and visiting all areas if possible will help with your decision.

December is high season and there won't be much for realtors to show you. If it's not rented by December, it's probably a train wreck. Rentals in Boquete are very tight and rates are increasing accordingly. Most realtors have websites that show their For Sale inventory. Be aware that some homes have been on the market for years and are priced way too high.

Are you aware that real estate is very different in Panama than in the U.S. or Canada? Real estate people are not licensed, there is no MLS, different agents may have the house listed for different prices and all agent are working for the sellers, most agents only work in specific areas and will only show you their own listings. If this is your first visit, I recommend trying to meet people in the areas that interest you and speaking with them about local real estate BEFORE you engage the services of an agent. If you decide you must have an agent, please read anything they give you to sign very carefully. You may be committing to paying them a commission if you ever buy anything anywhere in Panama!
You should also research the types of property titles that exist in Panama (fee simple vs. Right of Possession) and realize that you will have to work with an attorney to complete any sale. Your attorney will recommend the best way to take title to any property - in your own name, through a corporation or a foundation, etc.

Regarding selling, one of the things that you can do is to have your contract worded in such as way that if you find a buyer yourself, you don't have to pay a commission.
