Panama More Expensive Than I thought!

Am I missing something? I've been searching properties in Panama City and Coronado, and...I'm getting things that are priced as they would be here in America! I'm looking for a 3 bedroom with possible rental unit attached...nothing fancy. Any thoughts? Any real estate agencies I should try?

@Lisa: What is your estimated budget? Also, you are looking into the areas that are much pricier. Still, those prices are not what they are in some areas of the US, California / Florida / New York.

Anyway, it is best to be on the ground shopping around with MANY real estate agents. There is no MLS and each agent has their "own" listings. Educate your self and look at everything on a cost sq. m. basis. Location and quality of construction is something to be strongly considered.

There is an MLS in Panamá, but it's fairly new and not as widely used as in the States.

There are plenty of areas near Panama City or Coronado where you can find a 3 bedroom property at or even below your price range. Don't get hung on on those locations. Chame and San Carlos are some areas you should investigate too. If you buy directly from an owner, versus a listed property, you'll save money too. Don't sign anything or put up any cash until YOUR Panama attorney has checked title, etc. Let your attorney draw up the purchase agreement and handle the closing.

We have lots on our farm between Boquete and David ( La Acequia) in a very temperate area. The lots all have stone walls and wrought iron gates and vista's of the mountains and coast. We have a lot that is .9 acres with fruit trees. I am a US licensed Engineer/Builder. A new home with a rental casita can be built on this property for under $250K. It is a great area, safe, close to shopping and good hospitals with a wonderful climate and very peaceful. PM me if you have an interest and want to know more.

Sunsetsteve, yes we are 3,8 KM from the Terpel in Dolega. There is a huge ranch with stone walls and cattle on both sides of the road that stretches for about a kilometer. We are 300 meters behind that ranch on the right side of the road. The other way into the property is from Via Boquete, When you are coming from Boquete you pass thru El Frances and go down a steep hill and cross Rio Cochea at the top of the hill on the other side of the river is a bus stop and a road that turns to the right. This road comes into the back side of our farm. If you have interest PM me and I will send you my regular email and phone number. We are at the bottom of the community called La Acequia. Sweet spot!
