However, for those beach lovers who have bought in Ecuador, the hoards have not hit northern Peru yet - at least from the U.S. - Mancora is beautiful and is just really beginning development and Peru is going to invest big dollars in the area.

Send me $800 a head and I will take you on a tour via mototaxi :) Leaving Guayauil to Huacillas. If we make it through all of that and arrive in Mancora - I will show you some great real estate :) Then we will eat some great fish and drink some pisco sours.
