3,000 m2 - 10,000 m2 Land in Sacred Valley Peru Warm greeting from very cold country Canada, Toronto, to all members of this forum.
Thanks and appreciation in advance to any member who might response to our inquirers and offers advice. I posted this in Expat blog and got zero response. Hop I will receive some answer and advice here. They even didn’t allow met sending a private message to members weird!!!
My resent Ayahuasca trip to Peru and learning about the Sacred Valley area led me to conclude, that the Sacred Valley is the place where we would like to live. Our dream is to have 3,000 m2 – 10,000 m2 piece of land where were we could live and have enough time and space to roam around and do things that we always wanted to do.
To live off the land, be self-employed and self-sufficient. Build it with Adobe, Stone, Plump Eucalyptus wood etc...
.Use the sun for energy and the earth for organic food. Building deep and authentic circle of friends and enjoy the rest of our lives before the final silence arrives.
1- Were we could find this type of land? (We are thinking of Pisac)
2- What is the average price per square miters?
3- Is renting or leasing better option than buying? why?
4- What is the average cost for building with this type of materials?

In Peru you need to be very careful buying any Real Estate. Often time you will be offered for sale a property that the owner holds by Invasion. That means that he has taken Possession but he may not be the owner. Sometime a group of people will take possession and you would be offered for the price a Title of Possession which means that you may Possess the property but there could be a challenge in the future by the rightful owner. So, your investment just might be lost Totally....... You have to check the Public Registers to see who the REAL owner is and transfer title so that it is Legally yours... with no potential dispute to the Title. I think you best check the Weather through the months for temperatures and rainfall,, in the mountains it will get cold and I think also a rainy season. It is important also that you have a source of water and electric power if you are going to live on the land. A trip would be very advisable.

Hi. I can't help much with your questions, as my only trip to Peru has been to Iquitos, but I will be in Cusco for 2 months beginning about 1-21-16. I live in Madison, Wisconsin. I would say there is no substitute for being on the ground checking things out when planning a move. Stay in touch and maybe our paths will cross in Cusco

Thank you so much for your response, you are correct when you mentioned that “no substitute for being on the ground” we actually planning to be in Cusco around December (not confirmed as of yet) but that is the plan for now. Are you exploring for the same things or you have a different plan?

Well,, I have been to Cusco and Loved it and Love it still,. Seems that I have settled here in Huanchaco which is a really Great place on the ocean just outside of Trujillo. I have lost my fever for travel. I know it is just temporary and soon may do some touring again.... I asked a real estate friend for any info on land in the mountains but no reply yet. Here there is no MLS listings and you really have to ferret out any available properties. You need to speak to a trusted local person to get that kind of info..... If you haven't been to Peru you are in for Quite an Adventure !

Oregon is Beautiful, the Cascades rival the Andes. In the Andes you will see many remaining cultural places and artifacts.... some are still used to this day. There are terraces that were used in the day of the Inca and are still used for cultivation today. In the Andes Quecha is still spoken / an old language like Latin but still active. When Andean people come to Huanchaco and see the Ocean for the first time,,,, they are ToTaLLy amazed.... and awestruck !

Pistachio, I retiring next August and am very interested in Peru. I have heard that you can live on $1000.00 a month. I have also heard that you have to make at least $2000.00 per month to live there. He was talking about living in Lima, but I want to live somewhere else. What do you think?

ok,, so that you know.... If your wanting to move to Peru and wish to become a resident you will apply for and obtain the Carnet de Extranjeria. It is quite a process but it is given pretty freely. Like a divorce, you need 'grounds' to apply. There are a few but the one that you indirectly refer to is the Rentista. You need to prove you have $1,000 per month income. With that you will qualify.
Lima is the most important city in Peru but there are other places and cities to live. I will point out Trujillo.
With an income of $1,000 per month converts to about s/.3100 [ soles ] you would be able to live a subdued and basic life here, you would have to watch your spending and live modestly but you could make it. Anything above the 1k is a bonus. IF you have 2k per month you would be fine....and comfortable.... Unless you like traveling back in time I suggest that you tend to think of living in a more urban area. As questions pop up for you don't hesitate to ask, I am happy to share my experience and information. pistachio

search Trujillo and you will come up with a lot of info and videos. I lived in the California section there and it was a good neighborhood, and there are other too. I live outside of Trujillo now in Huanchaco and I enjoyed living there and here as well. To wrap up your life and belongings took me about a year to tie up all the loose ends. Your timing for next August is long enough for you to put it all together. There is a lot to know in preparation to make it smooth. You will be fine just think it through and read all the posts that you can. wakeen, pistacho has some good advise. DO NOT under any circumstances send money down to peru. if you really want to buy land there (and think about that real hard) go down there see the land with your own eyeballs and get an attorney (and find a good one). read everything you can about peru's land laws. take your time. if you don't speak the language well (and i'm not talking about being able to order a beer in spanish at your local mexican restaurant, i'm talking about being able to speak spanish) you best be finding a disinterested interpreter (that means not your attorney's secretary). there ain't nothing juicer than a gringo with money to spend on real estate. it's like throwing raw meat into the shark tank. la verdad amigo.

Thank you so very much for the advice. No I don’t want to be, raw meat into a shark tank. And yes I do not speak Spanish fluently (very basic) I plan to be in Peru on December and stay there up until February, But those months are probably the worst interim of rain, so I think I will be in Ecuador and then cross over to Peru.

I would pay close attention to the El Nino phenomenon - talk is that is is going to be the biggest in many many years. The government is even trying to protect farmers and businesses from losses, insurances are selling total loss policies for agriculture and the rains are predicted to be huge. That is saying a lot because here on the coast it is really desert.

Hi Pistachio, you are a wealth of information, your assistance is well appreciated THANK YOU. Yes apparently the costal in Ecuador will be hit hard by El Nino and I already change my travel plan to Ecuador for that reason only. Its look like Ecuador offers much much more on line info, compare to Peru, and one can find large amount of detailed and useful information regarding the cost of land, rent, legal issues etc. The year around weather looks promising too. I responded to your note but then got NO mail delivery message, so I am trying again.

when looking for and at properties,,,, you are going to want to have Sewer, Water, Power, Road Access, and Cable or Satellite.
your first priority is to Get Here, reading everything is no substitute.
Most important ******* Arriving and for weeks, even months,, you can be euphoric. Be careful and make no spontaneous, impulsive decisions. Reserve them until you know your feet are on the ground,,,,, LoL!
Your in for Quite an adventure !!!!
