Does anybody know a good, affordable condominiums in manila with a good security and amenities? I prefer near P.Tuazon. Thanks!

cityland condo in Makati is cheap and 24 security.. close to everything. its near Makati medical center and 1km from greenbelt. I lived there 2 times.. 6 months each time

Depends on what you consider to be affordable. For first World standard facilities I would go to Bonifacio Global City. There are plenty of good condos in that area and you benefit from not having the crowds and pollution of downtown Manila. I'm sure if you look around you will find plenty of Condominiums available. It will all depend on your budget. P.Tuazon is in Cubao, so you have that whole area, plus Greenhills and the Meralco area. Everything is within 15 minutes of P.Tuazon.

Peter,

I have a condo in Illumina Residences. I can tell you that I like the location. It is relatively easy to get out of there to Quirino, or Magsaysay/Aurora, or straight down Shaw to Ortigas. Greenhills is pretty close as well.

The property is not great. There is a nice pool and that is about it. There are many other condos with more amenities, but not in this area.

When I bought my condo 16 months ago, I purchased one that came with a 4SQM cage on the roof that was promised to have Electricity and Water tied to my billing so you could have a Washing Machine there instead of in your kitchen or bathroom. 16 months later, they still do not have electricity in those cages. Every time I am in Manila I go to the PMO to ask about progress and they just don't seem to be doing anything about it. They told me that it was almost done about 8 months ago, and then someone stole the wiring. They have it out for re-bid now and could not give me any kind of dates as to when it may be completed. So, to this day, i have a washing machine in my kitchen.

When we first moved in, they said it would be about 30-40 days to get it ready. It took over 2 months.

When we finally moved in, there were many minor issues that we had to get them to fix. It was not as simple as asking once. I have to go sit in the PMO office until I got someone to follow me to my condo. One of our doors locks did not work. I have some nice things and I wanted to be able to lock my doors. They told me that they had to order parts and it would be a week. I demanded that they go to one of the 100+ other condos that were empty and take the parts out of that door to install in mine. I ended up getting my way but I have to be very persistent and demanding.

The last complaint I have is the elevators. They have 3 elevators. Two of them are controlled by one Button, while the third has its own button (service elevator). They way they have it configured is so maddeningly inefficient. Sometimes you can wait 5 minutes for an elevator.

Other than that, I have been pretty happy there.

@lilmck77: Thank you for this. How about the security in the place? I can manage the laundry inside the unit since I will be living there alone so it is okay. My main concern is the security and the location. Maybe the issue here is within the PMO of that property because I am hearing other feedback that in other dmci properties, issues are being resolved as quickly as possible, others, not that quick but just fine.

How about the Hampstead Gardens? any insights about this? Thanks!

You mentioned P. Tuazon St. Why there? Are you working in that area? Are you planning on working near there. Traffic and travelling time are a serious consideration. You better check around to make sure you are located in the right place.

There are several security guards there. They are all very nice and seem to know all of the tenants by site. They will not let anyone go up to the condos without checking in and calling the owner first.

Now I feel that I'll be safe. Dapat lang kasi kasama yun sa binabayadan. Eto yung pinaka tinitignan kong angle talaga pag naghahanap ng condo. It's nice to hear na DMCI properties are good at handling it. Thanks!

Hi!

There are a lot of affordable condos in Manila. You can even choose between newly built ones and those that have been around since the 80s but have been kept well. These ones are cheaper and have more room/ high ceilings. You may also want to check out property websites so you'll have room for comparison.

living in a condo in manila can sometimes really suck if you don't pay 30k or more.. if you live in a condo with all Filipinos, your quality of life will depend on your neighbors. ive tried a few times renting condos between 15k and 25k per month but my neighbors were up til 4 or 5am.. playing music, talking loudly on the balcony which is right outside my bedroom window.. slamming doors, if I ever rent a condo again, it would have to be in a very upscale building with many expats around. Filipinos don't mean to be rude, loud and disrespectful.. but most are. from now on, its single family homes for me

Then there is the drinking and kareoke singing all night long with not a concern of neighbors. I'm with you I'll stick with a SFR I'm moving out of town about 5 miles to get to peace & quiet.

We live in cavite about 1 hour outside manila by bus personally I wouldn't live in manila it's noisy polluted expensive and way too crowded spent 3 days there last week enjoyed it but it was good to leave. So many beggars and people hassling you I was glad to get away good place to visit but live there nah not for me anyway

That will be depending on our project and your preffered location. We do have Makati and The fort projects. Also, depending on the size of the unit that you will be getting. Let say the size of the unit is 25.5sq for 1 bedroom fully furnished the cost of the monthy for that is Less $1,000. We do have several of terms depending on the agreement that you wish to have. We have 10% downpayment ready for occupancy, 90% bank financing from your preffered bank or our bank which is PS Bank and Metrobank.
