I am going to retire to the Philippines and after looking at condos in Manila and seeing some adverts for houses in Tagaytay I am very much leaning towards the Tagaytay options. I'd appreciate the names of estates which are located ON or near golf courses. Can anyone please help us? Sincerely Brian

As far as the volcano is concerned, there was recent article I read, but I can't seem to find it again, that says should Taal volcano erupt the place that would feel its wrath the most is Batangas City where most prevailing wind travels to. Tagaytay just so happened to be at a higher elevation and overlooking the volcano itself, but is actually far enough away to be too affected.

You have a few to choose from in the Tagaytay region.
First one is the Tagaytay Highlands

The site has plenty of info on what can be purchased overlooking the golf course and membership info.
Next one on the block is Royale Tagaytay Country Club.

There are no properties for sale but the course is a great place to meet up with people to get info on the area.
Splendido Taal Golf and Country Club has a condos that had sold a few years ago but I would imagine it would be fairly easy to find a place here and again it overlooks the lake

One of the things necessary in Tagaytay would be to look at transport as getting around is difficult without a vehicle.
Last but not least would be to let you know that Tagaytay is going through a huge amount of development with towers going up everywhere. On the weekends it is murder getting around as the roads are severely impacted with no infrastructure changes to compliment the development.

Taal is full of water used foe sailing and windsurfing I'm no expert on these matters. I live 1 mile from Mayon volcano it does flow lava from time to time but never towards Santo Domingo my wife born here 48 years ago. entire family lives here it smokes and puffs on occassion, but a real non event in life, Bill

Tagaytay. Taal volcano is active, you are able to visit it, and see the steam and sniff the sulpher vapours. But, a couple of years ago they raised a warning, that had all the island cleared of everyone, according to the volcanologists it blows periodically, and they have timed it history, the next blow is due about now. if you want to see how big it is, goto google earth and view the whole area, its about 50 km across!!!~ John

You could pay in the region of 20m PHP for a property in Tagaytay or alternatively consider living in Bonifacio Global City where a variety of properties can be bought from 6m PHP upwards or rented at 30K PHP/month upwards and then use the facilities of the Manila golf and country club.
Tagaytay is a 2 hour drive from Manila so it is possible to play in BGC during the week and use Tagaytay on the weekends.
If you are interested in renting in either location I have high end condos available in both and you benefit from dealing with a Western owner rather than a local real estate agent.

Hiflyer, I beg to differ on your opinion about Tagaytay’s bloated estimate. Sure you can find homes in the 20M range, in fact, we just sold a listed mansion for 48M, but I am sure I can also find those prices outside of Tagaytay. I can assure you, I can also find homes in the 5M to 6M range in Tagaytay and vicinity, where you will not need to have air-conditioning at all as opposed to must have 24 hours a day air conditioning some other place. Sure real estate agents are not necessary to buy a house, they just so happen to know their area more. Driving around to find houses for sale is an alternative.

I live in Royale Tagaytay Estates. We have a golf course and are near to Spendito which also has a course. There are several others in the area. I'm not a golfer so I really can't tell you to much other than they are here and golfing friends like them. There are quite a few golfing expats in the area as well.
As for the volcano; Taal Lake actually fills a huge caldera formed something like 140,000 years ago. But the active volcano is on a tiny island in the middle of the lake. It has been active recently with seismic activity as recent as 2013. The last real eruption was in the 70s. I will point out that all destruction from the volcano has been limited to the lake shore and confined by the mountain. Even in the biggest recorded eruption (1754) only affected the very lowest area on the southern shore (then Taal now San Nicholas). An eruption large enough to escape the greater caldera would destroy all of central and southern Luzon, including Manila and the surrounding areas.

Hi All, Lots of ying and yang whihc I can apprecaite. Traffic problems for sure but I work from home and say once a month a trip to the airport. I've always had a dream to live on a golf course but in Bali would be in the millions. A freind is recommending Anvaya Cove in Batangas (?). Says much easier to get to Manila.. Any commetns on Anvaya Cove would be appreciated.. Thanks to you all for your advise. PS I will aska seperate question of hw to find a good builder shorlty :) Sincerely Brian

I looked for land in Tagaytay and even stayed in a friends home on Royal Tagaytay whilst we conducted our search. I ended up buying a plot on Riviera Golf Club, which is in Silang and only 15 minutes from the Tagaytay Rotunda. It has two international courses, The Couples and The Norman, the Philippine Open has been held there in the past. Seperately and attached to the Country Club is a 9 hole par 3 course. It has an increasing expat community with just over 100 homes already built. It sits on Aguinaldo Highway, so access to Manila is easy. There are many lots for sale through bank foreclosures which can be quite cheap, however if you want a fairway lot then you either have to buy direct from the developers RSBS, or through private sellers. The development has both the golf club and a country club and is built within an old coconut plantation, so it is open and very green. It is easily the quietest developments I have ever been on and has the cooling breezes enjoyed by Tagaytay without the exorbitant prices of other golf developments within Tagaytay City. Many people, including western expats have built without aircons, such is the cool climate. I have just completed the build of my house and will retire to it very soon.
Alternatively there is also Eagle Ridge which is in Trece Martires, which has 72 holes, it is a little further away from Tagaytay and not so elevated. Cavite has many golf courses outside of Tagaytay but for me Riviera has everything we wanted.

In my opinion tagaytay is perfect for retiring cool lots of good restaurants and music venues many expats one draw back of that is that it's quite expensive there for instance tomatoes here 10 peso kilo tagaytay 40 peso potatoes here 50 tagaytay 140 and of course property is dearer but it is a lovely place. My big advice to you is to rent a property for a while to make sure you definately like it. Philippines has been described as paradise with he'll on its doorstep lol its not all a bed of roses here don't expect the level of service here that you get in the west. I love it here but i can understand other expats frustrations with this country. So i would definately recommend you come here but rent until you are totally sure this is the right place for you

Nice lots in Tagaytay or near Tagaytay seem to average around 6000 pesos per sq mtr. Some more some less of course. Though the best price usually does not include amenities or security. There are numerous subdivision with large homes in Silang and anywhere from 5 to 20 minutes to Tagaytay. Ours is in Silang and literally 8 mins from the Tagaytay Rotunda. Taxes are a little higher in Tagaytay too. We lived in Imus while the house was built and the market prices in Imus as opposed to the Silang market (very close to the Aquinaldo hwy) are about the same. Produce is a little higher in Tagaytay but lower if you are there very early. The place to buy beef is the Mahogony market in Tagaytay and you would be pleased with the prices. The Highlands is pricy buy is very private and has many restaurants, golf and great amenities contained within the community and restricted to owners and guests. If to pricy there are great places in the Mendez, Amadeo, Indang areas all still quiet and cool and within 20 mins or so of Tagaytay. Check the local on line papers too for some prices. High to low.

Hi Brian, I am a Brit currently live in Tagaytay at the Royale Tagaytay Estate, at least half a dozen properties for sale here from around P7,000,000 upwards small but challenging 9 hole course with no charge, free to play for residents and country club membership with plenty of facilities, swim pool, bowling, tennis and nice restaurant, 3 or 4 large golf courses within a few Km. Understand your reasons for choosing Tagaytay, Manila is just too overpowering, Tagaytay of course has a far nicer climate than the city but can get congested during the weekend and holidays, mainly due to the poor road system which is endemic in the Philippines, anyway good luck with your search, I have a friend who lives at Riviera in Silang he quite likes it there. there is a beautiful Golf Course near Tagaytay, It is called the Greenfield Estates. it is only 30 minutes away. it is a Ayala Development and the golf course is a 18-hole par 72 championship course created by Robert Trent Jones, Jr., the father of environmental golf course design.

ACEPoolPlayer I bought mine direct from RSBS therefore overpaid. There are many options from private sellers well below RSBS market price. The range people pay is quite wide depending on their knowledge of the system, a quick search on Google is probably better than me plucking a figure out the air. Here is the result of one such search which intimates lots can be bought for between PHP2,700 - 3,800. I do know a couple of people who have bought from the banks below this price.

After four years of near daily research and phone calls and emails. We felt as though we had gathered enough information to make an informed decision as well as who to deal with and what to pay. We found that like sniping a bid on ebay you could find that once in a lifetime exceptional deal if you wanted to spend your time 24/7 watching and wating. We also found that the so called amenities at most places were not very good unless you were at a high end community which we could not afford (such as Tagaytay Highlands). We then went for security, area, power reliability, water, fault lines, availability of hospitals, shopping, airport, etc. We may have paid an average for our lot at 6000 per sq mtr, but we got a hell of deal on our custom home (not going into details here), and paid considerably less than market value. So all said and done We did quite well. Regardless of your budget, patience and research pay off in the long run and yes with a little intelligence and common sense you can get an honest deal. Friends have described the construction of our home as a fortress, and it did work out to around 2560 per sq mtr. Good luck and happy hunting. Jim and Terry - Tagaytay
