Howdy All. Can anyone recommend what gated subdivisions around Tagaytay that are decent? Also if there are any to stay a way from? The wife really like that general area in and around Tagaytay. She's planning a visit and we want to get a tentative itinerary established. I personally am leaning towards Lipa City and the Tierra Maria Estates (larger lots). She likes the Tagaytay area because it is between Batangas and Manila. She has family in both areas including in Cavite. Plus she say the temperature is milder in the Tagaytay area. I know that having water and electric service already run to the lots will be a plus as well as TV and internet service. Any recommendations will be appreciated.

There is one really nice subdivision in Tagaytay but I just can't think of the name golf course there as well, very nice but very expensive. A bit far outside the town centre so I think scar would be useful. I like Tagaytay a lot very cool nice area Indeed, quite a few foreigners there. I think you will like it

Depends on the budget.
Tagaytay Highlands is a beautiful place with great amenities.
Riviera estates / Riviera Golf and country club in Silang offers wide tree lined roads and great amenities in Silang and and quite a few expats.
Canyon Woods is a beautifully laid out subdivision with great amenities just outside of Tagaytay near Laurel Batangas.
South Forbes along the Sta Rosa/Tagaytay hwy offer nice homes and large lots.
All have good security and great amenities and videos of the developments can be found on youtube to give you a better idea of the layout and the amenities.
Once your in Tagaytay on the Aguinaldo hwy and come to the rotunda (roundabout) travel west toward Tagaytay city and through it. You will find nice subdivisions on both sides of the road as you head toward Nasugbu.
Small subdivisions usually offer less at a lesser price with smaller lots and home stacked on top of one another.

My wife and I also do not live in any of them, We can't afford it. If Oldgrape can afford one, maybe we'll all get an invite?
I do know a Brit expat building a home in Riviera and he and his golf partners have only good things to say about it. It is very nice.

We bought a property at Eagle Ridge Golf course. The lot varies from 250 sqm, to 700 sqm. The problem buying a property in Cavite area is the time it takes to transfer a title. I think it takes more than 9 months to transfer. Then another 9 months to build. Water is deepwell, electricity is not a problem and internet works well. Since we got used to the wide open space of western living, we decided to build on a property.

@Oldgrape There's a lot of rental homes in subdivisions. Two main things to consider are 1)Location of the subdivision, and 2)the monthly rental fee. It has to be "boots on the ground" when checking out these subdv. A lot of rip-offs on websites showing nice pictures of subdivisions, then later finding out it is a ghetto subdivision or it's in the middle of nowhere. Once you set your eyes at one or two subdv., check out the houses for rents there. Plumbing, electrical, size of rooms, ventilation, your local neighbors, etc... Set these criterias against the asking price. Is it worth it? Local landlords usually set the prices higher than what it should be, so don't be embarrass to haggle w/ the price - it's normal for Filipinos to ask for a discount. I've learned my lesson, I saw a nice rental home in a rental ad website once & when I went to the actual rental, the house was built for pygmies, the roads were narrow, shirtless neighbors roaming the streets. I was just shaking my head all the time.

A couple of months or so back, another expat rented a house in Tagaytay in a nice subdivision for around $400 US per month. It was a furnished home in a nice subdivision. His only real complaint was that the pool was not filled.
I believe that would be close to the low end for a decent place. From there the prices go up.
Have you searched the net? It is where he found his, but it took a little work and daily looking.
Also check for internet availability, if it's wireless, how the signal. How's the water supply, electric should not be an issue in areas served by Meralco.

He was complaining that the pool was not filled ?? wel i think he is the one to fill it . Or maybee he was thinking the owner will fill the ref aswell . It cost you 5 k to fill a pool .

My fault, I should have said that the pool was a community pool. Though for a furnished house in a nice subdivision it seemed a rather minor thing and something I would have asked about before renting.
