Hello All: I am starting to plan my retirement to Portugal, and initially at least, would want to rent....available rental property is looking very scarce....is that true??? or am I just not looking at the best sites?? I appreciate any advice or input you all can give. Also, I have read about the paperwork trail and have started on that...do you feel that information is pretty accurate???

oops, sorry Jordan....Oporto....as close to the coast as I can get...a smaller village would be fine as long as there is public transport. Non-smoker, no kids/pets. Thanks

We are retired and planning to move from Ireland to the Silves District in the Algarve this April or May. Any leads on long-term (year-around) rental of houses or apartments would be most appreciated. We have contacted a few realtors who are keeping an eye out for us. If Silves has nothing available, we will consider Lagoa.

I have been looking on the Algarve rentals websites and discovered that searches for "long term" rentals return mostly vacation rentals -- even when I specify "Year around." When we visited for three weeks, we heard that since this is a popular vacation spot, many owners want to triple the costs of their rents for the four summer months and that you can't always trust doing business with independent owners. When we returned to the U.S., I started looking at owner sites, like VRBO and airbnb, I found a lot which seemed good and were even pet friendly (small dog).. And they appeared to be full one-year (12 month) rentals with the monthly and yearly totals specified. Seems good, but: has anybody out there used these sites or others where owners place their own listings? What's been your experience bad or good? Thanks all!

The rental market has declined double digits and increased in price double digits (percentages) in the last 1.5 years. Areas such as Lisboa/Cascais/Estoril are most affected, with Algarve, Porto and inland being less so--but still, it's difficult to find rentals everywhere. Be highly cautious about working with private rentals as there are increased cases of fraud being reported. Watch AirBnB as well, where a large scam is brewing due to some people duplicating the AirBnB logos and website but not truly being AirBnB. Don't open any link that is NOT available at AirBnB website. The info in "US Citizens: Demystifying the Paper Trail is still accurate (tho dated 2016) and correct in every way.

The best longer term rental properties are usually snapped up within 24hrs of their availability being announced. Word of mouth travels fast ! Sad to say that the chances of anyone responding to an email or holding on to a property while you decide to come over to view are close to zero.

Wow, Not exactly encouraging, but useful. There's a scene in Apollo 13, where the head of the Nasa program is overwhelmed by reports of stuff that wasn't working and he asks, "What do we have that IS working?" So, I'm bouncing this back again to folks who currently live in the Algarve and who have had a good experience renting. How did they do it and who did they use? Many this could serve as a resource. My wife and I moved to the Algarve from Arizona about 18 months ago. For a variety of reasons we do not want to buy and have spent a lot of enegy investigating the rental market. At least in the eastern Algarve, the definition of "long-term rental" is 8 or 9 months. The rental rates in the prime holiday season (July - August) are so robust that no one has any interest in year long rental. They can generate a year's worth of rental income in 3 months so it isn't rocket science to understand the model. Additionally, the tax laws are apparently more favorable for landlords that focus their rentals on the holiday-makers market in the summer. There are (US term) "long term" rentals out there but it is a major adventure to find them. The places that we where we have lived, and will live, were enabled through personal contacts, You can do it, and it's worth it, but nonetheless: good luck.

Wow! Good to know. I've been researching the site: http://www.longtermlettings.com/ and it seems like there are a lot of promising rentals available (we're looking in and around Portimao). Has anyone had negative experiences with rentals on this site? I understand the best rates are October-May, but are those rates advertised legit?

My husband and I live in Portimao. We arrived in Oct 2016 from San Francisco. I had reserved a 30 day one-bedroom unit to allow us to find a one-year rental. The long-term rental site is good, and Oct - May is the slow season here so long-term rentals are plentiful ranging between 400-500 euros for nice one-bedroom with amenities. I recommend renting between Alvor/Portimao. You'll have more options with restaurants, pubs, beaches & people.

Thanks for the info, Beeg1234. That is exactly what we're planning - securing a one-month let before we get there and then asking around about a longer lease. We are considering staying just through May and traveling during the busy summer months when the prices skyrocket. Good to know the prices I've seen advertised are realistic.
