I've researched but haven't found a conclusive answer so here goes...i'll be visiting Portugal next spring for three weeks for vacation and to see if my wife and I would like to retire there (12 years away). My question is, can you obtain your tax # and buy property that you don't occupy year-round? Also, can you apply for residency if you only stay in Portugal for 2-4 weeks per year?

To 'bplex' question about residency for short term stays: No, Brad, you can't and wouldn't want to apply for Residency if you are only here for 2-4 weeks/annually. (1) You can stay here Visa-free for 90 days and even extend that to 120 days. (2) the Residency process is complex and meant for stays of greater than 180 consecutive days, altho there is no rule about the number of days a Resident spends in Portugal under a general Type 1 Visa; (3) I say 'you wouldn't want to' because there is no need to; there is no value to you in doing so; there are timing restrictions you wouldn't otherwise face; it must be renewed and costs several hundred euros annually. To look into buying property before you actually reside here, which is a typical situation, please reach a trustworthy and LICENSED firm, such as Portugal Properties, Engel and Voelker or Re/Max who can turn you over to a specialist regarding the purchase, taxes, helping you get your tax number /NIF, prospective rental profits, etc. Please be wary about other, 'private' firms as they might not be licensed.

Dear Brad,
there is an option for you.
In Portugal, there is a programe which is called Golden Visa. Regarding it, in case if you buy property for EUR500 000 or higher, you can apply for residency permit. If you buy real estate which has more than 30 years, this amount is EUR350 000, also there can be a discount of 20% in case if you purchase a real estate in area with low population density. A huge advantage is that you don't need to stay in Portugal all the time. First year after purchase you will be obliged to stay 7 days and next 2 years - 14 days, after again 14 days in 2 years. After these 5 years you can apply for Permanent Residence and after 1 more year aslo for Citizenship. If you have any other questions, please don't hesitate to contact me.

Thanks for the information. I was aware of this, but will plan on the normalized method if we do eventually retire in Portugal. I will be spending three weeks in the country next spring as a vacation/fact-finding mission...Lisbon and the Algarve.

OLGA ... I have lived in Brasil off and on for 8 years and thinking to visiting Portugal (again). Looking for a website that lists real estate. IS OLX.COM a good example for Portugal ? How much is the usual condo fee per month for say a small br ? Assuming as in Brasil, when you get outside of the bigger cities there are great deals on decent places to live. Cars - do you pay VAT on a used car ? Approx what are the fees to register a car bought there ? I was there in the late 80's and loved Lisboa, Cascais and Estoril.

To "OutofHere's" questions about costs and resources: You can get a lot of cost data via the site 'numbeo'. Real estate at OLX is less trustworthy than licensed sites such as: Home Hunters; Portugal Properties; the casosapo.pt multiple lister. Condo fees are paid by owners and vary widely, so if you are buying only then will you be told the fees.
