Hi,I am looking for a reputable, English speaking real estate agent in Santa Cruz de Tenerife.I have a furnished flat I would like to rent out short/long term to holiday makers/expats moving to Tenerife.

Hi gorillapassion - you may want to read part of a message from a friend, that I received just this morning as I am helping a friend to look for property over in Tenerife, Fuerteventura areas and she wants to rent it out. My friend has lived on Lanzarote so does know the laws over there: Do warn them that getting a tourist license is a bit of a nightmare on the islands. Not sure whether they still have a block on issuing them... but they do prosecute peopple who rent their properties out without permission. Tenerife has seen a few of these - as has Lanzarote. The Hotels have been putting the Islands' governign body under pressure to not allow private letting. Just be aware! Sally

I have just received a message from a friend regarding renting out apartments on the Canary Islands because I am trying to help friends find something over there.... Hi again Sally.
I am wondering if this rule applies to Airbnb too?
The reason i would like to rent it out to expats/holiday makers is that I had a squatter(Ocupa) in the flat and i only just managed to get her out a few weeks ago.
So I am hesitant to rent it out again to someone local.
Dealing with the Ocupa was a very difficult and distressing situation.

Hi Marie-Christine, I would think it would cover AirBnB too as it is a touristic thing. I would suggest that you find yourself a good Gestoria and speak to them about this. I live in Almeria Province on the mainland and generally speaking any holiday accommodation has to be registered with them. They are checking rental sites at the moment and you could end up with a fine if you are not careful :-) Sorry to hear about the Ocupa, not a nice situation and very distressing for you. The Gestoria may be able to give you a good Assured Shorthold Contract to give to any further long term tenants and you can protect yourself a little better. Kind regards, Sally

Thank you so much once again. My quest now is to find a reputable real estate agent to manage the flat. but I am worried they will turn out to be shonky.This is not unusual in Spain.I am Spanish but I live in Sydney, Australia.This means I cannot pop in on any regular basis to see if the agent is doing the right thing.I have been scammed before which is why I am treading so carefully.

Good luck with that! I too am looking for reputable agents for some friends/clients looking for property to buy over there. Daunting prospect but would love to hear from you if you find someone suitable who also deals with sales :-) x

I have used an excellent lawyer in Madrid if you are looking for someone reputable and honest. I have also used a highly reputable notary in Madrid too. I find it hard to be always double checking everything to ensure I won't be scammed.Sadly,in Spain this is very common. If I find a great real estate agent I will pass on their details.

I have just re-read your post and what annoys me is that if an 'Ocupa' enters your home you cannot remove them or touch them. You are stuck with them for a very long time as I was. Plus,I had to pay a huge debt of their unpaid bills. So I think it is a bit rich for the Canarian authorities to get stroppy if you rent out your home to foreigners. I was in tenerife last month trying to remove this darn Ocupa and I got her out but it was scary. If anyone wants to know how I did it I would be delighted to share how I did it without having to go to court. Whilst in Tenerife I spoke to a lot of Spaniards who told me they would never ever again rent out their homes to a Spaniard.It is far too risky as Spain has very strong laws to protect renters and Ocupas. This is why I have decided to rent it out to expats/holidaymakers.
