I will be coming to chaing mai to live in may/June looking to rent a 2 bed property fully furnished is 6000 baht a month feasable maybe just outside the city. Does anyone know of a property that will be for rent at about that time. Have been looking at agenciesvbut have been told they are always higher rents

I haven't seen many people on this forum from Chiangmai. You might try http://www.thaivisa.com/forum/forum/28-chiang-mai-forum/ where they have a section on property including rentals in Chiang Mai

You won't find ANY decent two bedroom place for 6k baht. At that price all you can find is a low-level studio condo.

I have looked at the adverts and 6kvwere old adverts 12k looks nearer the mark. Still affordable just missed a beauty 2 bed swimming pool very nice house 8k!!!!!!!! But she want to rent now what a bummer

The visa situation in Thailand seems a bit difficult not as easy as other Asian countries I am on a state pension but can't afford the 800,000 baht for a retirement visa must be some way I can stay there long term surely. Not going to marry a Thai girl haha

Your pension could be enough to retire here if you will be able to come up with an additional B320,000 (average of B27,000/month) at the beginning of each year. The B800,000 can be reached by either having the 800K in a lump sum at the beginning of each year at the time you renew your visa, or by having a monthly retirement income of B65,000/month, or by a combination of the two, i.e., monthly pension plus lump sum. So if your pension is 40k/month multiply that by 12 months, which equals 480k/year, which is short of B800k by 320k. A possible option is to apply for an education program which will give you time to stay here for a while, and look for other opportunities, like a job. Some people come as teachers and move on to other things.

If you are sure you will take the plunge, ENSURE that you get your non-immigrant "O" BEFORE entering Thailand. It will save you a LOT of grief. If you enter on a tourist visa, you CAN get your non-"O" but it will cost you an approximate additional $700.
