Next Year I intend to fulfill my goal of going to Nikolaev/Mykolaiv, Ukraine and buy a Home for My Lady. To Anyone that has purchased a House in Ukraine... What would be the First Steps to Take in doing so? Also... What is the going Price for a Two Story 2,000 - 4,000 SqFt House in that Area of Ukraine? Thank you for your help with this situation!!!!

Thanks KK... My Project is going slow...But...It is Going in the Right Direction! Next year looks very good for attaining my goal of getting over there!!! My Very Special Lady says that she will wait for me until I get over there!!! Since SHE is the Queen of my Heart and Soul... That makes me VERY HAPPY!!!!

I have a question, Can An American buy and Title a house in their name even if they are not a citizen yet. Or must they be a citizen of Ukraine,....or must they be married to a Ukraine lady and still must title the house in the Ladies name, until they are a Ukraine citizen?
Just wondering about the facts on this. I haven't got this far in the process. But I have read some posts on other sights which make me bring these questions up to help all here. Nate

Well I'm not a citizen but do have a residency permit and am married to a Ukrainian girl and do have a few properties in my name only. Furthermore when I was doing these things I needed to have a tax I.D.. Also, they never asked to see my residency permit and my wife wasn't around and we didn't need any of her documents.. I had my attorney do another one of them in my name and I was in the states ! ...Hope that helps,, see ya...

Hello oo7, Kherson Bill here. Say, Have you visited here in Ukraine (Mykolaiv)? If not, it may be hard to compare most any home to those in USA. Not complaining-- So many of the homes here were built LONG ago-- Many are in shambles. Some can not be resurrected! The population in Mykolaiv is around 400,000. There are two parts there-- the OLD, and the NEWer . I say one must come and lay your eyes on what is here, and available. The prices are as wide as the Texas sky!! You say 2000- 4000 sq. ft. That is a very large home in Ukraine-- very few can afford that. The economy is in shambles, so one CAN purchase much more than say three years ago , before the bottom dropped out of the Hryvna. I bought my home in 2013-- Hryvna was 14.10 then-- I gave roughly 107,000. for it -- a six bedroom home built in 1992. 2400 sq ft. Needed LOTS of TLC. Most any home you buy, will need some type of updating to make it comfortable for an American. Like hot water-- Some homes still have outhouses. Come meet your lovely lady--LOOK at what is available, and make some decisions. Probably not in your case, BUT I've heard tell of some gullible Foreigners paying big money and believing it is my love-- to find out it is Igor, with a big mustache on the computer taking your love money! :-) NO- didnt happen to me. I made my first trip to Ukraine in 2000. Sevastopol. -- bad decision. Back in 2002 for the wife I now have. This home is in Kherson, about 50 miles from Mykolaiv. Love it here. 007-- before you buy anything here, read the laws -- NOT like in the USA! Hope your dream comes true--Take care----Bill Hall

just a short shout out to give you some important hints on the subject.
1. You can buy property as foreigner in Ukraine only on land which is dedicated as land for construction of houses. A large number of houses are build on garden land where you CANNOT obtain property rights on. Such land can be re-classified but that takes time. Nobody can buy farm land for now.
2. Choose your own notary public of your trust and do never use the seller notary public.
3. Depending on local district limitations you can purchase only a maximum land plot size. Be careful to understand such limitations in advance.
4. Over scrutinize with the help of more than 1 notary public all available land documents. There is always something missing.
5. Specify exactly what items you are buying in addition to the pure building, take photos, write a protocol of understanding and seal the property before the notary public deal to prevent any items walking away.
6. Go with your construction master before you buy through the house and let him quote in details all related renovation costs. Do a benchmark with market cost you can find on internet. Emotionally, double his quote and you come to the real cost.
7. It might be better to buy an unfinished raw house than to buy something seemingly ready which you have to renovate from scrap.
8. Prices are subject to negotiation. Find your own real estate agent whom you pay to find the best deal for you and who will help you to negotiate the price down 20-40% based on the current economic conditions.
9. All real estate agents use the same database. Do not assume that there is real competition in the market. They will try to settle you on overpriced low quality first and only after x tours they will show you the good value properties.

Stepan--- Very good - very true! Also if anyone has rights to this property like other family members, they seem to appear at the right moment! :-) Yes--- 20 to 40 percent negotiation is possible. Some properties have been on the market for years-- . Nothing like seeing these properties oneself-- do NOT buy without some inspections. Labor is cheap here ( by US prices) . Living on American retirements, and paying Ukrainian prices , makes life easy. It may take another five years for Ukraine to stabilize, but it will! Investments now-- will pay much more later. take care, Bill Hall
