will be seeking in or around Salto a rental with potential for lease to own. Have partners, desire ag land 1 acre of land (or less than half a hectare). Can commit to a one year lease. Need reliable (?) internet access to supply wifi for proposed hostel and neighbors, will start up information/research service.

Ideas? Contacts?

Try Inmobiliaria Salto Uruguay and you will find several realtors with rentals ( alquilares) and sales ( ventas)

Most sales are in US dollars - where we would put a comma here they use a period ie U$S 12.000 is $12,000 US if there is no US then it is in pesos -$12.000 Rentals are usually for the month unless they are a vacation rental then they are for 15 days only. This is usually in the summer or over the Easter holiday.

Generally you have to pay a 5 month deposit plus a one month fee to the realtor when renting but maybe you will find someone willing to take a smaller deposit. Many long term rentals are unfurnished and you also have to provide all the appliances including water heater.
Right now is a popular time for locals to visit the thermal baths and hotels charge accordingly.

When buying, expect to pay an additional 10% for closing costs.
