Hello I'm new to this forum and am impressed with the amounts of information generously shared here. However I am quite lost in finding specific information that I need. Well first of all we are trying to move to nicaragua (me, my husband and our dog) permanently late sprint or early fall of 2015. our plan is to rent for about a year and find a piece of property to purchase on the pacific side of the country. there are about a million questions we have about the move to nicaragua, but some of the first and main would be lawyer. can anyone recommend a good, reliable lawyer in nicaragua? the one who deals with international real estate purchase. we have been recommended to go through the embassy. we are making a move from usa and we are not retired or even close to that. I would love to start a conversation with expats from usa that went through the whole process of immigrating to the country, bringing their pet over, property purchase, aquiring a residency status etc.

Couple of things, there are good lawyers with integrity, but hard to find.
NEVER use the seller's lawyer. It takes so little to pay off a lawyer, they work very cheap.
Talk to you neighbors (your prospective purchase). If you don't speak Spanish that well, take someone along.
When it comes time to do the title search, hire two lawyers, and have them independently look through the registry books.
If you buy a property with a gravamen, your first visit will be the guy who was owed money by the seller (and who YOU now owe the money). The debt may be decades old and easily missed.
You won't win in any court case, unless you generously bribe the judge, so you have to have your ducks all lined up BEFORE the purchase. If the seller is in a hurry, and they all are, they know that you are paying twice the market value and want to close the deal, stand back and take more time.
Outside of a couple very popular areas like Granada and SJdS there are many sellers, and few buyers. Property stays on the market for years in many cases.
Check back taxes! Many people simply do not pay their property taxes, even thought the amount is minimal ($17 for my farm). It's just Nicaragua. . ..
A good lawyer will steer you clear of these pitfalls, but the seller's lawyer will make sure you pick up as much of the seller's old debts as possible. He's working for the seller, after all.
Above all, the cardinal rule:
Take your time! Rent as you say, and leisurely look.. If an agent tells you a property is no longer available, ask another agent, or someone who lives close to the property.
It's a game, take it in that light, and plan on winning.

We live in Poneloya. It is on the Pacific side. There is plenty of property for sale and/or rent. At the present the prices are very good. A lot of it is called Indian land and it can become a night mare. You can buy a piece of property only to find out there are several others that claim ownership. Pay very close attention to the advice given to you in a previous mail. The lawyer problem is kind of iffy. I personally don't trust Nicaragua lawyers as far as I can throw them. The best would be to check with other expats that have used one and if he did them a good job go with him

Yes you can. I know several people that have them. I don't know what the charge but is probably competitive. I will ask and let you know.

Hi, I"m in the process of preparing to retire to Nica in 2 yrs. This past May I purchased a home. I do not have citizenship or residency. It was a very simple process (I paid cash). The total lawyer bill was $600. I did go through a real estate agent - a very reputable one, and they walked me through everything. I did hear that it is very hard to find a good lawyer in Nica, but the real estate office had one they dealt with and that is who I used. I did not complete the purchase before I left so left my POA with the real estate agent. They do it all the time. He can only act on written instructions from me. I have not had any problems. So the trick is to find a very reputable agent with high standards.

Are you paying someone to watch the house while you are not here? Do you have a clear title to this property registered at the registry in the Department where the property is located in your name? Do you have all the paperwork of the transfer of the property to your name stamped and dated by an official of the registry?
