As I mentioned before I,am currently living in La Ceiba ,Honduras ,but due to the high violence here it,s time to move on. I,ve only heard good reports about S.J. SUR. the hard part is to get my Hondurian wife to make the move,so I plan to take her on vacation this Nov. for afew weeks. For her sake I hope she will like it, For myself I didn,t,retire to live in a town I have to worry about the high crime,and violence. How many full time ex pats ive in S.J. Sur. I,am really hoping to enjoy it there tks Bob

SJDS is different than most of the rest of the country. It is a beach/surfer town. There are probably several hundred expats living around there, of all ages. Most of the expats I have meet are not retirees, but younger, surfer, partier types. There is also the condo crowd who are building high end properties and trying to cut the locals off the beaches.
Friction is developing there.

The on-line paper delsur news.com is very interesting and gives some insight into local happenings.

I like SJDS but we try not to spend the night in town, it can be very loud with the partiers. There is a nice facebook page, expats in SJDS, I think it is, that has more information about what goes on there and lets a person see more of the expat life. You can connect on-line before you go.


The northern part of Nicaland has more connection with Honduras. Your wife might find it an easier transition.

If you are interested in the beach, you may want to check out Poneloya- Las Penitas. There are not a lot of tourist here, several Americans, Swedish, Canadians and one or two of something else. The prices are much better also. You are only 12 miles from Leon which has most anything you need. Much closer to Honduras also.

Also check Pochomil and Masachapa. They have beautiful beaches and Close to the number one resort in Nicaragua, Montelimar. It is only 45 minutes from Mangua and 1 1/2 hours from SJDS. Land value and houses are pretty reasonable if you buy from a local. If you go through american broker, you will probably pay up to three times the real price

What you say is what I have read from others, a lot of others - buy from a local. I have also heard it is best to rent and let it be known at restaurants, other businesses that you are looking to buy and it is likely a bona-fide property owner will approach you along with numerous con-artists, supposed real estate agents, etc., and just go slowly and check everything first and get anything and everything in writing.

One more note! We learned the hard way- if you find a house you love- talk to all of the neighbors- NOT just the closest ones... they might know the "special reason" why they are "selling that particular house"- like in our case the well goes dry every year!! And they had paid a neighbor to fill it up the day we came to "inspect it"!! 2 years later we still don't have water!

Regardless of what anyone say about how honest the people they have dealt with are every situation is a new one.There are plenty of people here to relieve you of your money. You can't trust people in the USA at this time and you damn sure can't trust them here. The truth of the matter is if it you go against a Nicaraguense in court you are going to lose unless you have a contract. Any contract you sign here is supposed to be in Spanish if you are dealing with a Nica. You are not afforded the same protection. If you are going to engage in a contract with a Nica have it in English also. Lawyers are as crooked as a snake here. Get a contract before you have them represent you. Again English and Spanish.
A lot of people have had the hell screwed out of them here because they were the trusting souls. Not being negative . just telling it like it is. For every good story about the honesty in dealing here there are a hundred horror stories. You can get it done here but be very very careful.
