After 2 yrs in CR moving to Nicaragua

I like Nicaragua and Leon so I am relocating from San Jose in 2017. I speak fluent Spanish, I'm not afraid of the heat, I've already been there, if it doesn't work I have an exit strategy.
So, here are my questions:
Can I get a studio, apt, or house with AC?
Security issues?
What do I need to know before moving?
Is the 90 day visa easily renewed with a border run?

the 89 day visa is easily renewed incountry, the second time you need to go to CR.

It sounds like everything you asked about should be obvious to you when you get here, except for Nica Spanish. Your new vocabulary will come quickly. I wouldn't make a big deal about your CR ties, as some Nicas dislike the place on a visceral level. Tell people you learned Spanish in Mexico. Say "andale" a lot.
