First, identify the area in which you want to live. Look at it both late evening and during the day. I suggest Wed evening to avoid the noisy churches with their amplified sound systems. They will fire up Saturday, and Sunday too.

Second,, walk the neighborhood, , looking for small signs and vacancies. Talk to the neighbors, smile, introduce yourself, ask if there is anything for rent. A little of this and everyone in the neighborhood will know you are looking.

Third, ask about water (is it available all year, all day); if there are a lot of break-ins (resident thief who will be waiting for you). Are there streetlights? If the entrance to your house is very dark, you will eventually be robbed (or worse) as you let yourself in.

Finally,, Don't immediately accept the first price asked. Leave you phone number (few use internet here, and many don't have email addresses) and let it cook un rato while you continue to look. Avoid confrontational statements that Nicas find insulting "That's too much!!!,, instead,, "My budget is only $200/month. It's a very nice house but I cannot afford it"

Nicas love renting to Gringos because we generally pay the rent on time,, without being run down or hounded, and keep the house in better condition.
