Couple looking to move to Nicaragua, buy house, and hoping to be near surfing beach, away from busy city. Anyone have opinion on best area. (Before I get blasted from "Mr. Nicaragua, All knowing, Forum Guy" I'm just looking for a starting point to look)

HELLO Walter hope all is well and big welcome to NICARAGUA and a happy New Years . To answer your question I would recommend the pacific coast area of Popoyo Beach it's BEUTIFUL and still affordable. This is the most beautiful beach front community in the area, trust me in the next couple years you will not be able to afford what you buy today. Points of interest: New airport/ Quacalito Resort and golfing /Rancho Santana Resort/ Rancho Iguana , also Golfing . And not to mention some of the best Surfing in the world and Fishing. Most of the surf is on the Pacific side. San Juan del Sur has more surfing beaches nearby than any other Nica town. If you want variety, that's the place.

Navato IS very rite, but still the best surf and not so Las Vegas party life , is the up and coming POPOYO BEACH area , at the end of the day you need to see for your self. YOU would need to be blind not to see it and feel it .

Wondering the difference between weather with Popoyo Beach vs. SJDS? Surfing less important to me. Does the community have restaurants etc? Thanks!

they coastal pacific weather is similar in both. SJDS is more developed, but Popoyo will catch up very quickly now that there is the airport and all the development around Tola

Here is the deal...been said on here 100 times and one of the few things all agree on. Come and see. The area are just a few hours away from one another and there are others too...in a coupe of days you will have a decent feel.

I agree with ATZ111, that for now they are different. If you want another close by area that is in the development stage try Guasacate and get in on the ground floor. It has a huge beach good for walking and cute restaurants. Also Gigante is popular and will be changing soon too.

As other people have said, if you want reasonable development and beaches the southwest part of the country should be looked at. A new airport, proximity to CR, and the existing facilities will make it much more livable than the other options.
Ponaloya and Las Penitas deserve an honorable mention because they are close to the amenities of Leon by a paved road but are primitive themselves. They really only make sense if you have some other reason for wanting to be near Leon or are hedging your bets against rapid development that might take place in the south
The beaches north of Leon are even more primitive and isolated.

The house has not been completed; and the size of the lot is "amplio", which means nothing. As you get closer to the coast, the prices skyrocket and the lot sizes shrink.
The U.S. Embassy website encourages due diligence when considering purchasing any property in Nicaragua. The experienced posters here are very helpful.

Speaking of Popoyo, probably the best wave in Nicaragua, how is the road to the beach now.? Last time I was there in the rainy season, it was ruff......And would anybody know if J.J. the American guy who runs the surf camp is still there?

Take it slow. Find a suitable location and rent for at least a year and get a feel for things. Lots of people get into too big a hurry, buy something and find it different or changed into something different. There is a big difference in buying and a one year lease. With the one year lease you can walk away at anytime losing only a month's rent. In owning you have to find someone willing to pay the price for all the conditions you want to sell. No such thing as title insurance or guarantees on foundations, roofs and plumbing like in North America. It's all cavaet emptor. (Buyer Beware)

Thanks for great information. Are there advisors in the expat exchange that have particular info on SJDS? I visited in January for ten days staying at the very nice Park Avenue Villas. I am coming back June-July for 35 days staying with a wonderful Nicaraguan woman in her small 8 room rental...living on the economy on my SS to test what everyday life would be for me while doing some volunteer work. I want to move permanently in July, 2018. Any advise is appreciated. Paula...70 yr old adventurer and people lover.
