There is a boom all over the country. Much of the money is local money. The advice about 2 to 5 years is good advice although it may be sooner than that. If you are expecting some poor, third world starving country, you need to reconsider.

Approximately 40 years ago, young Nicaraguans started moving to the US, Costa Rica, and Spain looking for employment. Now they are returning to Nicaragua with their savings, pensions, and social security, In many cases, the money is used to build homes and commercial investments.

Also, Nicaragua receives aid from many countries, including both the US and Russia.

The first time I visited Nicaragua was in 1975. At that time, it was a backward country with some of the most affordable real estate in the western hemisphere. I predict that, in a few years, real estate will be almost as expensive as Costa Rica.

Daniel is the master procurer. Money flows in from all quarters, remittances, church aid, communits, dogooder aid, government aid, The Sandinistas have been smart to encourage the private sector rather than chase it abroad, although smart Nicas are getting their foreign visas just in case.
Hugo helped jump start the economy and the chicoms are waiting in the wings to buy the Sandino franchise. I just can't believe how slow they are moving, though. Bonafide nihilist franchises that can be molded to your likings are political gold.

Like the US, Nic is due for a killer recession, but these things are hard to predict and in Nic's case its multiple sources of earned and unearned income are pretty substantial. We pretty much skated through the last world recession.

Esteli has sustained increases in real estate prices. As far as I can see it is speculation and remittance money as local incomes are squat.

I've been through enough booms and busts to not get all excited about never ending increases. If you need it, buy it. If you are a speculator jump in and take your risks.

Steve Martin had a famous comedy sketch with tangible root advice. "Walk Like An Egyptian". As to getting into business or development, especially in real estate, "Buy like A Nicaraguan". I have seen foreigners come to Central America and want to develop like a gringo. Unless you are extremely rich and pliable, this often ends up in follies.

so what im hearing is, follow the Steps of Hooters & Carl Jr and set-up shop. I just prsch a new home on Caretera Masya & Kil 14 around 800mtr behind the woman main Jail. Nice single fam homes starting around $69k with the idea of flipping it, in a few yrs for something better.. I went with the high price HM, BC I see so many HM for around $35-$40 up for rent and the community looks like a section 8 housing in a few yrs.. my idea is to attract the Mid-class people. so here is my question.. where do you see the housing market in the next 3-5 yrs?

My Man...thanks for the support, haha. but I look at it this way.. I relocated from FLA a little over 2 yrs ago. I was approved by Ficohsa for 90%, not bad for a Foreigner. so im getting the American dream here in NIC.
