How is the neighborhood nearby Vivian Pellas Metropolitan with regards to safety, apartment availability and activities. Is it a very spread out area or somewhat walkable?

it sound like you are going for long term treatment in VP?? either way, that's a nice area but you will be paying a premium BC you are near to VP.

Not going for any special care. Just investigating an area that offers all the conveniences in a walk able city like environment. Usually better real estate investments in such areas. Do you have any other recommendations?

If you would like to view what amounts to be the MLS of Nicaragua go to Encuentra24.com as it is the most extenive lisitng of properties you will find. As for neighborhood or investment value, I would not take that off this site, that is something you have to do on your own.

If you want to walk in mga try puerto allende, nice restaurants , too. I have found walking in the Metrocentro area to be semi-pleasant, but I have been know to take excessive risks.
We have 2 friends who live in the Carr Masaya area. One in a fancy gated community which they said was pricey and left to build their own home elsewhere. The others live in a walled compound reached by an alley-like road. It has 3 modern houses and is pretty nice and secure. From the Carr you wouldn't even know it is there, which is part of the point I guess.
For people wanting to get away from the urban mob, air pollution, etc. of the old sections of mga, this area is perfect. Whether it is worth the money you will have to decide.

How challenging will it be for a oldish Gringo to to try and fit in with very minimal Spanish skills. Money not too much of an issue.

It would depend on where you choose to reside. Their are english speaking Nica's here but few and far btween. Most banks and businesses do not have english language skills so some spanish will be necessary. As to money, you will need to meet basic requirment rules. How you choose to live will determine your expenses.

More stuff available in the neighborhoods around Metrocentro, but calling mga walkable is like calling Los Angeles walkable, but worse.
Visualize a sprawling suburb with bad roads, horrible traffic, monumental potholes, stolen traffic signs, dust and dirt everywhere, everything in Spanish, urban planning by Rube Goldberg and THEN multiply by 1.5 million people.
