we are a near-retired couple planning a trip to Nicaragua this July to look at properties with the intention of a semi-permanent residence. has anyone out there any advice or comments for finding reliable agents to assist in this?

"Reliable" can mean so many things. It's not anything like a spider web tattooed across a guy's face. Mistakes can be made about reliability. Lots of ne'er-do-wells and nimrods, often into Spanglish, crowd the real estate game locally. There's enough bad ones to make you leery. An emotional roller-coaster isn't what you're after, and most folks don't like wheel-spinning. A good workman's worth his hire, but if you can't hire one you trust, word-of-mouth becomes the way to go. Find a comfortable hotel in an area you like and start socializing. Nice, cheap hotels are easy to find in most places with expats, which helps a lot while you're waiting for the right place -- or the right agent -- to turn up. The market turns fast in tourist towns. Now Facebook is often cited right out of the starting gate on these kinds of discussions, but I've never been any place that resembles that place on Facebook.

To get a preview of pricing go to Encuentra24.com as close to an MLS as you get here. There is no licenced real estate agents here. Your biggest red flag is when you say it will be a part time home. This presents you with very limited opportunities for security reasons. After exploring the different towns and focus on one, your best bet is rent. Next is to look into secured condo homes at the beach where you can even rent while not here. No matter what, take your time investing until you really know the community. You are one of a small number of gringos and always will be. This is not Sun City or Palm Beach for a retiree looking for golf or canasta partners.

sounds like good advice...i suspected as much...never been to nicaragua but have lived "elsewhere" not just in the states and realize how vulnerable the newcomer can be. thanks for taking the time to reply.
